CHAIR CALDWELL:
Asked the involved parties to come forth and present their proposal.
M. DEWITT:
Presented a map of the proposed development. Identified the properties
in question. Proposal would create approximately 15 building lots,

averaging 1.4 acres per lot.
S. MCELWAIN:
Each lot has a proposed section for a well, leaving area for septic
system separation requirements (100ft.).
CHAIR CALDWELL:
What soil types were found?
S. MCWELWAIN:
Found a little of everything with the exception of sand. Fair amount of
topsoil and clay. Grading would fill in some low spots. Septic systems
would most likely be sand -filter type system.
CHAIR CALDWELL:
Will lots be big enough?
S. MCELWAIN:
The smallest lot is 1.2 acres. The required separations are feasible.
CHAIR CALDWELL:
Is there room for replacement systems?
S. MCELWAIN:
In every case there Is an area for a replacement s system. Septic
systems can be a little closer to lot lines than some of the separations.
Can't be any closer to well, the reason the wells are clustered toward the
roads. The backs of the lots would be where the septic systems would
be.
D. WEINSTEIN:.
Turn around made in a way to get a certain amount of road frontage?
S. MCELWAIN:
This town's ordinances don't like circles. The alternate is the T that
works better for this configuration.
D. WEINSTEIN:
Were other configurations considered that would leave lots closer to
square?
S. MCELWAIN:
A different configuration would force roads to take up more space. Lots
would be actually decreased. 150 -ft frontage was maintained on all lots.
With the exception of the smallest lot.
CHAIR CALDWELL:
A lot of lots for just one access onto the road.
S. MCELWAIN:
The configuration of that piece of property doesn't get back to the street
with another entrance. According to the pins that were found there
seems to have been some sort of allowance for a right -of -way.

More seepage than run -off.
From drainage stand point there seems to be no immediate problems.
Any knowledge of the aquifer?
No studies done on that. No test drillings.
A large percentage of the lot has the potential to remain green space.
Potential change in the area with the smallest lot size. Any other
concerns at this point.
Area seems dense.
Every lot would have to be sold to break even.
There are a lot of lots on Bear and Chelsea that are around the same
size as these proposed lots.
Good layout of the area.
Any more questions?
Does this have to go to the County Planning Board?
Yes. Before going much farther, check with the Health Department.
In an Agriculture district?
Yes.
Conservation potential?
Hasn't been actively used in the last 30 years.
(2) Master Plan Effort
Displayed maps showing areas in the Town of Dryden that are presently
served by public water and sewer.
Wondered if maps define all parcels that are allowed to tap into system.
Yes.
If someone were just over the line they wouldn't be able to have access
to the system?
They could buy in as an out- ofmdlstrict user.
Asked for clarification on location of pump stations.
Where are water problems prominent? Survey will help.
Most places around Route 13.
Decent water supply for the eastern part of Dryden.
Potential capacities for the different village systems?
Room for both to take some from outside.
Map clarifications will help in deliberations on upgrading a
comprehensive plan. After a response from the questionnaire, there will
be a better idea of direction.
How can residents get a water system started?
Petition the Town Board.
Take into account whether survey respondent is owner or tenant.
Can be done by question number 4.
D. PUTNAM: Will further define maps.
CHAIR CALDWELL: Questionnaire refinement.
H. SLATER: Sorting out addresses.
CHAIR CALDWELL: County aquifer maps completed. Training session possibility 3°Q week in
May. Pleasant Mountain did not appear.
H.SLATER: Since there was no appearance, request is assumed abandoned until
further notice.

D. PUTNAM: No permit died. Original plan did not require one. Would be cited by
DEC. Can add that to the letter.
J. LALLEY: New proposed radio communication. Issues related to towers.
Construction may begin within the next year.
