The road conditions /development in the subdivision was
discussed. The Chair stated that the subdivision went into
preliminary before the Town had subdivision regulations. The
roads at that point were shared, they did not meet Town specks,
and are nothing more then private driveways. When it came to
the point of meeting Town specks, it is her understanding, they
formed a special improvement district to pay for the cost of the
road. The road was brought up to basic specks but due to the
location of septic, etc.. the road was built without shoulders
and therefore is accentually still an immediate neighborhood
access.

SKETCH CONFERENCE - STEPHEN WHICHER
MODIFY BOUNDARY MORE WOODS SUBDIVISION AT HUNT HILL ROAD
Stephen Whicher stated that the reason they were considering
the boundary change is due to the fact they would like to build
near the pond and the drive way from the original site would be
950 feet long. They have spoke with the Moors and they are
willing to make this swap to give a more direct access of about
O500 feet.
It requires sliding lots 2 & 3 down, modifying the size of
lot 2 from 2.49 acres to 2.20 and lot 3 increases from 2.09 to
2.20 acres.

Mr. Fabbroni stated that the Lucente's were exploring
placing an extended care facility on the front lands that they
had originally requested become a part of the "MA" zone. The
neighbors were more comfortable with something more residential"

(Hanshaw) to the light industrial area and would be more
compatible with the higher density. They have in mind two or
three buildings at the end and not a loading up of the area.
The access to the property would be from 139 approx. 55
feet. Mr. Lucente stated he met with a representative for the
Agriculture School, also the Bird Sanctuary has shown interest,
and was in the process of writing an agreement with Cornell
where he would build the entire road. He would build the curb
cut on the South side of Route 13 and they would like to have a
curb cut on the North side of 13 which they would pay for. As
soon as the agreement is in writing with Cornell they will
request the Town approach DOT. They hope to have this done by
September.

B. Caldwell stated the Route 13 access was critical and Mr.
Lucente said he plans to build the road as soon as they have DOT
approval. The development of the project would /may still begin
from Hanshaw Road due to sewer and water.
B. Caldwell suggested that they apply for a special permit
concerning the senior housing project and if that is not
possible a rezoning of the area.
Noted that the Planning Board had submitted a zoning change
to the Town Board and they are still holding to that
recommendation until or unless they hear otherwise.
