1. Public Hearing - Modif- ication of lot line to correct
between Lotl -3 & 1 -4, Chelsey Circle - Gene Rotunda,

has agreed to the modification, it would make one lot
in square footage but would not make any additional
technical problem

2. Working session on zoning revisions and remapping
A. Mr. and Mrs. Landau of Hunt Hill had appeared at our last meeting
regarding impact of development on areas of steep slopes and /or poor soils.
At that time we had told them of some of the earlier (c.1968 -) concerns regarding
these issues and suggested he might bring back to us some criteria to
address these concerns. Mr. Reed had served on the Planning Board at that
time and was helpful with input. From that discussion the Planning Board
agreed to consider recommending to the Town Board a new zoning category which
would be somewhat as follows:
i R -A (and are the designations R -A, R -B, R -B1, etc. appropriate ?)
Sect. Purpose. The purpose of the R -A zone is to establish areas where there
are steep slopes and /or poor soils, where preservation of watershed is
significant, or where there are important environmental resources. In these
areas allowed uses should be those having minimal impact (possibly requiring
special permit procedure for some of them)

0 One family homes what about accessory bldgs - e.g. detached garages, sheds ?)
(2) An accessory apartment on a one family home where the apartment is not
more than % of the one family home (Discussion was held
regarding mandating owner- occupancy. Decided it might be difficult
to enforce and might not achieve significantly better conditions.)
(3) Farms, gardens, nurseries, and the appropriate farm buildings
(4) Non - profit recreation facilities or parks (Discussion was held
regarding why non - profit, not commercial recreation facilities. Possible
questions of 'increased.usage, traffic, increased impact. This might
be addressed with special permit process or site development review)
(5) All timber cut for sale would have to be done from trees marked by
professional forester and by accepted forestry practices designed to
minimize impact on environment (need special permit procedure ?)
Sect. Criteria
0 Minimum lot size 5 Acres (Discussion was held on this - 5 acres seemed
to be the absolute minimum, 10 acres was discussed as still reasonable
to achieve the purpose, possibly 10 or someplace in between)
(2) Minimum frontage (more than at present) (Discussion was held regarding
best method to avoid long, skinny lots, impacts on runoff and drainage
patterns, impacts on Town roads. Increased frontage, concept of workable
circle - greater than Health Dept requirements for their needs -
separation distances and site development review might be ways to
address this)
