1. Cuyler Page of Ellis Hollow Rd. introduced a letter requesting that multifamily
dwellings not be permitted in RB areas or at least not in all RB areas, suggesting
a more restrictive list of allowed uses including possible elimination of duplexes
or requiring owner occupancy. He was asked how many people had had input for
this specific request. He based it on a meeting which the Planning Board had
in Ellis Hollow about two years ago when we were seeking community input. There
were about 40 people present at that meeting. He was asked about minimum lot
size and said "no one seems to have a quarrel with the 1.5acre lots of Buzz
Dolph ". It was suggested that a more intensive survey, such as done by the
K.Brown /M. Creasey teams in their request for expansion of R -B -1, would be
helpful to the Planning Board in this case.
2. Clint Cotterill, as an individual, appeared to request an expansion of
R -B at the eastern side of the town, approximately as follows: beginning at
the curren RB at the southeast corner, extend east to the town line, go north
to Old Dryden Rd, go West across Malloryville Rd, back to west edge of North
Rd. to village, excluding the village, CB and MA.
3. There was a discussion of the best way to handle the remapping requested
by the Town Board. While overlays are one technique, they are normally used
only for natural features such as wetlands, flood zones, etc. It might be
more practical both in process and user interpretation if the remapping were
done by expansion of existing zones. Members were asked to tour various parts
of the Town, specifically at the edges of the current R -B and R -B -1 areas, and
come to a working session on 6/4 with remapping suggestions.
4. Steve Landau of Hunt Hill stated some of the problems in their area which
seem related to increasing.density's impact on the environment. The Planning
Board seemed interested in exploring it further including his request for
larger lot sizes. The Planning Board mentioned to him that the original zoning
proposal had an R -A zone which was limited to farming, recreation and seasonal
housing. He will explore some of these options and come to our next meeting.
5. Gene Rotunda has a problem with one lot line in Chelsey Circle. The line
between 1 -3 and 1 -4 has to be adjusted. Since this is a proposed modification
of an approved subdivision and will make one lot slightly less than the required
size, we will hold a public hearing on 6/4 at 8:00 on the matter.
