PLANNING BOARD
DECEMBER 5, 1985
SPECIAL MEETING
Planning Board met on December 5 for a special work session to review
plans from T. Morse (Imperial Woods Estates) for a 21 unit mobile home park.
Chr. Be Caldwell called meeting to order 8:15 PM with members R. Lampila,
H. Slater, P. Underwood, Chr. Be Caldwell, & Z.O. S. Stewart present.
Absent- R. Beck, R. Chase, & Be Lavine. Also present: T. Morse, R. Fdu.merfelt,
and J. Tweitmann.
R. Flumerfelt showed revised map (Dec.4) - Landscaping - -- evergreen row
and also maples & evergreens on individual lots, tried to group in clumps
rather than individual trees - had talked to Mr. Wheeler & State DOT in
regards to school bus situation (pick -up children) & also entrance -way.
Will be other requirements when actually go to get permit for construction
on entry -way & exit road, Also showed secondary (emergency) exit from sales
area & possible future pond site.
Be Caldwell read preliminary report from DOT. (on file) There has been
negative SEQR declaration by Lead Agency, Tompkins County Health Department.
Considered proposed rules & regulations, all utilities will be underground.
RECOMMENDATION to approve proposed park with following conditions:
1. All Health Dept. requirements for water & sewage disposal be met.
2. Dept. of Transportation requirements as outlined in their letter,
including any necessary grading or landscaping for limiting access to
Rt. 13 be met.
3. Fencing & plantings as shown on map of 12/4 be installed.
4. Rules & regulations as used in Mr. Morse's other park & copy submitted
to us be used for this park.
59 Internal private road will be oil & stone at minimun.
6. Garbage & trash collection will be weekly at individual lots.
7. Each lot shall have a minimum of 65' internal road frontage. There
shall be no more than the proposed 21 lots. All set back & side lot
requirements shall be met. No lot shall be smaller than 6250 sq. ft.
8. All parking shall be off - street complying with the map as presented.
9. An emergency access road shall be made & maintained as shown on the
map of 12/4/85.
10. If the unit is larger than 14x70, the lot size must be 7250 sq. ft. or
larger. If unit is larger than 24x56, lot size must be 8000 sq. ft.
or larger.
11. Ample recreation & activity areas have been provided as per map or
12/4/85.
12. The owner shall comply with any & all provisions of mobile home park
ordinance in addition to any of the above conditions.
P. UNDERWOOD made motion to accept recommendation.
