The members all had received a copy of the proposal from the Developmern
Committee outlining the Committee's proposal for a new zone called -.CI
which would combine the functions of the MA and CB zones, and some
possible locations for such a zone. After discussion it was decided
that while we certainly wished to support the goals of the Development
Committee to simplify and clarify the zoning ordinance so potential
businesses would have a clearer understanding of where their proposed
activities would or wouldn't be allowed, creating a new zoning classi-
fication would not be the best approach especially since the Town Board
would like a proposal from us on this issue by their December meeting,
Mr. Lampila, who serves also on the Development Committee wished to
continue support of the new zoning category.
After discussion it was decided to concentrate on listing allowed
activities in the RD, CB, CA, and MA zones. After this is completed
we can then do any necessary remapping. Mr. Evans spoke briefly on some
general characteristics of commercial and manufacturing zones and upon
request assisted us with the definitions and intent of some possible
allowed uses. The numbering system we were using for developing our
lists came from T. of Groton Land Use and Development Code, Art, 3 Land
Use Regulations, Sect. 351 starting at 133 Commercial Activities. The
list of allowed uses in these zones (MA,CA,CB,and RD) along with unsolved
questions, conditions, and concerns is below. Other possible allowed
uses such as residential will have to be considered at our next meeting.
