HomeMy WebLinkAbout1984-05-17Town of Dryden Planning Board May 17th, 1984 • The Planning Board met on May 17th, 1984 at 8:00 P.M. with members J. Hunt, R. Beck, R. Chase, R. Lampila, E. Dollaway, Chr. B. Caldwell, Z.O. S. Stewart, and rep. from the Town Bd. C. Evans present. J. Hunt moved to accept the minutes of the April 19th meeting, with the addition of Sibley Stewart's to attendance. Seconded by R. Chase. Vote- all yes. Motion carried. Old business- The meeting was called to order by Chr. Caldwell at. 8 :15 P.M. to further consider the decision of Martha Wolga and her four. lot sub- division. Neighbors present included; Warren Underwood, Mr. and Mrs. Willemsen, Kay Barnes, Lee and Linda Snow. The hearing was offi- cially concluded at the April meeting, but a decision was postponed for additional input from people who could not be present. Mr. Willemsen of 330 Snyder Hill Rd. said that neighbors were misinformed about_ the public hearing in April. He said that approximately six property owners were hav- ing water problems.on Snyder Hill. There has been a request to the Town Bd. to consider having water up to the Snyder Hill area. C. Evans said that a water district would probably be established if the residents want it. Warren Underwood said that he felt you would have to9°farther up than 1000 feet to take care of the residents that are currently having water problems. Another concern was that if Mrs. Wolga's sub - division got water in their wells that they would not then support the water district. Lee Snow, a driller, said that from his experience with drilling wells that there is no way of dertermining if four new wells in this subdivision • would have an impact on other residents water. He said that there is water in the Snyder Hill area. He said that 40 or 50 wells would definately make an impact. This Board understands the concerns of residents in this area, however they felt they could not deny Martha Wolga the right to develop her land. Ron Chase moved that approval be given for her four lot subdivision. Second by Ron Beck. Vote- All yes. Motion carried. John Hunt moved that the declaration on the EAF be negative. Seconded by Ed Dollaway. Vote- All yes. Motion carried. . New Business Bob Porteus was present to propose a six lot subdivision on West Dryden and Wood submitted Roads and of one and received on a half acre lots April 17th, 1984. each. Included so far are Suggested des- ignated wetlands, Ag. Districts, current zoning districts; flood hazard zones based on fifty year flood, airport hazard zone, half of the cemeteries are shown presently. In reviewing these maps; he pointed out that slopes of 15% or greater are mainly concentfated in the southern portion of the Town. You begin to see that there are relatively few areas that are feasable. A • large portion of the Town are public and institutionally owned lands. Also shown was population growth. What's left is a small portion of the town. He also pointed out that industries are going to need services and they are clustered in a small area. Town of Dryden Planning Board May 17th, 1984 Present from the Dryen Developement Committee were Bob Porteus and Diane McFall. Bob Porteus gave the following suggestions for possible zoning changes Extned MA from Pine Woods Rd to Ringwood Rd., CB from Ringwood Rd. to the Dryden Village Line, CB from the Village of Dryden line to 38 South to County line, CB from the Village of Dryden line to 13 North to the county line, CB from the Village of Freeville line to .8 North to the Town Line, and the County Landfill area, Caswell Rd. to MA possible site of an Industrial Park. Critical things to nail down and spell out such as moise levels, buffers, parking spaces for employees, refuse collection.
