HomeMy WebLinkAbout1979-09-20Planning Board Town of Dryden September 20, 1979 Present: Chw. B. Caldwell, B. Lavine, TIN. J. Graham, Zo. S. Stewart The board had no quorum, so people presenting plans to board were given no decision until full board meets again. Mr. Cor Drost of Ellis Hollow, presented his plan for sub - division which would have six buildable lots. Originally two roads were planned to go through area, one extension of Woodland Road going back to Hunt Hill Road and the other Hilltop Terrace Road. Health Department rules changed since then, so he split lots to have proper road frontage. One lot, V, originally planned as park is too steep to develop. All lots meet proper requirements except lot X61, which doesn't have enough road frontage but, the actual road frontage is 50' more than was conveyed to Town of Dryden. There is a driveway entrance over the road. All other lots have access to Hunt Hill Road. Health Department and Conservation Department have been out. All soils same as shown on maps. Concerned people with neighboring properties stated that they.were not against the development but were concerned with lot V. If commercial logging was done, being a steep slope, the erosion problem would be quite extensive where their: properties are concerned. There are problems now with run off and don't want added problems Those concerned were: Robin Smith - 11 Hunters Lane • Tom Marker - 5 Hunters Lane Carol Est - 9 Hunters Lane Joe Thomas - 5 Woodland Road Mr. Drost plans to be ready for a public hearing October 18th and will have soil report and EIS completed. Mr. Rober Keech of Knollwood Drive presented a sketch to further develop up Mineah Road. Total of six lots, with three lots on either side of road. Lots would be from 12 to 2 acres. The town now maintains road as far as people live and would extend services to power line where a turn around would be made. At October 18th meeting, Mr. Keech will have more detailed drawings along with soil report and EIS completed. At last meeting a letter was given to board asking for a moratorium on trailers from Mr. Max Hawkins of Sweetland Road. He will look into studies that were done previously on trailers and list suggestions to board as to what could be done. He hopes to get back to board with information at November meeting.
