Town of Dryden
March 16, 1978
Present: Chmn, B. Caldwell, D. Kibel, T. Bonn, B. Lavine, C. Dann,
D. Levin, Tb. J. Graham, Zo. S. Stewart
The planning board, town of Dryden, held a public hearing,
Thursday, March 16, 1978 on the application of P. Winn, J. Murphy,.
and R. Harkness for the approval of a sub - division called, Country
Trace, on Route 38 and Crystal Drive,
George Schlecht, engineer, presentdd a map�of the above men-
tioned sub - division which will consist of thirty (30) lots with a
minimum size of one acre and maximum size of three acres, with one
access road from Route 38. Possible access to Crystal Drive if
and when cleared up by the town.

1) When you come down road between lots 4,5,6, and 7 and
make curve, what about icy mornings? It was stated
that the distance of 500' until curve would have
t�people not traveling at a high rate of speed, so stop-
ping should be no problem on those mornings. Compar-
ing to Crystal Drive where it's a quarter of a mile
straight down to stop at Route 38. Also grade here
is 10% to 13% of Crystal Drive.
2) Mr. Lavine's concern about access road from couple
driveways in winter with plowing and freezing. Also
Health Departments decision. It was pointed out by
Mr. Schlecht, that with new Health Department regula-
tions, he must show on his plans if driveway, wells, .
two septic systems etc, can fit on a lot.
Mr. Bonn stated small frontage shown on lots 13 and 14.
Mrs. Caldwell would like to see construction done in phases
or two reasons:
1) If any problems concerning drainage etc. could be

• 2) Would hate to have a large road put through with only a
few houses constructed.
Mr. Dann wondered how much road should be approved for de-
veloping at one time.
Mr. Wfnn stated that phasing could be done in three stages
with possibility of twelve lots in first stage. They would have
no objections of bUllding in stages as long as whole plan is
approved. Also financially, they would be glad to build the road
as lots are sold for development.
Mr. Dann made motion to approve map presented and seconded
by D. Kibel.
Decision: all planning board members (5) voted yes except
Mr. Bonn, who abstained.
Public hearing closed at 9:10 P.M.

increased vehicular traffic at this intersection is a

BE IT RESOLVED THAT the town of Dryden Planning Board
requests the Dryden Town Board to ask Tompkins County
to study and take appropriate actions at the intersec-
tions of Hanshaw Road and Sapsucker Woods Road to
assure future safety and judicious traffic flow.
Motion made to accept proposed statement by T. Bonn and
second by D. Kibel. Approved unanimously by Planning Board
members,will be given to town board.
Mr. Bonn voiced some concern about four corners at Etna
Land and Route 366 where a couple near accidents occurred
Odue ith school buses trying to pull out, because of visibility
to cars being parked out too far at Old Mill Apartments.

Final thought was no parking sign or ticketing of cars by a'police
0gency.
