1V e s t Dry e n Rd_ Parcel # 2 4.2 . -- - - -- -- - - - - -- -- — -
Applicant wishes to sell some land from this property. Owner owns property on
both sides of road. Mr. Mach!lkas has already sold 3 parcels, and 1 lot across
the road. There was a q!zestion of how many lots sold, and would still be
classified as a subdivision.
Board. 4ember J. Wargo offered motion this be approved, board Member `l. 131 hl
seconded motion.
Buck and Lucent:e - East side of Sapsucker Woods Rd. and Iianshaw Rd. - Town of
Dryden - Dryden School District
Lots approximately 200' by 100' frontage - 60' road. Applicant asking permission
for approval for lots 1 -19. Turn -a- around adequate at this point, hoad will be
completed to first lot of next section. Checked with County Planning office
Harry Veserania and there are some new guidelines from the government on airport
buffer zone. Will check on these.
Drainage questions - How m!ich additional drainage and whether culvert would
carry it. No problem with proposed area.. Sewer and water already in. `fi'i.Li
ek a.bolit water and sewer district. Will prepare date for Public Hearing
iiary 19, 1976 at 8:00 p.m. Final draft brought in then.
County Planning - Report from EM council - Get final draft before doing anything,
regi.iires any type of project - review el entual impact. How- will condominiums
be handled - Under subdivision or special provision.
Public Services - Border lot sizes - larger lot size out further. selective
Community concept. Talked with Frank Liguori of the County Planning Office
about 2 acre lot size. In moderate sized subdivision maximum 4 lots - minimum
acreage of 1 acre. In 5 or more a minimum acreage of 11 acres. Any cases would
not be adequate on some of hilly terrain where house could not be put back too.
far from road. Therefore, it would be up to Planning :oard for decision. What
lot sizes are going to be required for potential water and sewer areas -
15,000 sq. ft. - frontage at least 80 and under 100. Over 100 costly, under 80
health problems. DEC reviewed concept, all in favor - Cannot allow clustering
without public services. Discussed areas that should not be developed, hilly,]
rocky etc., steep slopes very poor for developing,
Will try to get maps for Board room - Selective Community maps, not ja.st a change
in subdivision regulations, not jlist zoning. A change in general plan which
nee•ds> l.ipda.ting anyway. Interpretation and, location of what is meant by wording
of Airport Hazard Zone. Discussion on subdivision ordiance.
