The Planning Board for the Town of Dryden met November 17, 1966
at 8:00 o'clock in the Town Hall with members Hanford, Paterson, Hall,
Chairman Curtiss, together with Emmons Ogden, Mr, & Mrs. Carman B. Hill,
and Mr. & Mrs. Bud Cornelius.

Mr. Hill pointed out that as a condition of sale for each and any
o.f these lots, the builder shall agree to the following restrictions
which will be included in the deed. These were carefully examined by
Planning Board members.
1 The developer will approve plans for any building to be done
on any of the 4 lots and the location of the building site,

integral part of a house containing not more than 1 bedroom,
#4 A provision that the construction will be completed 12 months
after it commences. This includes final gradtrig and lawn
pla rating.
+r`5 A provision that no structure such as a trailer, basement of
an incomplete house, tent, shack, garage or other outbuilding
shall be used as a building site at any time either as living
quarters or as a residential either temporary or permanent.
The Planning Board •felt that the above minor subdivision as pre -
�ented was well in order with good size lots and good location. Chair-
man Curtiss stated that we will need the Health Dept. stamp with the
attached specifications for each lot. This request will be complied
with. It was suggested that no non - licensed vehicles be allowed on his
new lots be put in the list of restrictions.
Mr. & Mrs. Bud Cornelius presented four copies of a sketch plan
for a major subdivision known as RINGWOOD KNOLLS, located north of
Ringwood Road. Mr. Cornelius stated that Dick Case has checked the
lower section o,f.the proposed road on which the sod has been removed,

At the present time the machinery has been stopped until sketch plans
could be submitted to the Planning Board for approval. The road where
the circular area was shown has not been checked by Dick Case. Drainage
is.good. A well was drilled last week and water was plentiful at 641
.
Yr. Cornelius stated that the Gas & Electric company will put all the
lines underground at no cost to them if the*( would guarantee ten homes
with electric heat.
Chairman Curtiss considered the sketch plan a preliminary layout.
Board members ,felt that the following requirements would be necessary:
#1 Specific health department approval indicated on sketch plan
#2 Date noted on the plans

Emmons Ogden stated he ,felt that if the road is constructed
according to Dick Case's specifications that a Bond may not be necessary.
Emmons will check at once with Dick on the above subdivision. A Public
Nearing is scheduled for December 15, 19660
Discussion was held on the Rocco P. Lucente proposed subdivision- -
Cluster Plan. After careful examination the Planning Board members
,felt the .f0l10Wing details should be brought to Mr. Lucente's attention,
,for the benefit o,f all parties concerned:
I Density is too high
#2 There can't help but be serious legal problems concerning
entrance to inner houses and control of the park greens.
6.41 states that -- "Each lot must face on an approved street
and have satisfactory access to a public street."
Mr. Lucen to will be contacted regarding this.
