Present at the December 22nd meeting of the Town of Dryden Planning
Board were Mr. McGory, Mr. Hanshaw, Mr. Sadd, Mr. James, Mr. Newman, Mr. Gridley

Mr. Abrams and Mrs. Payne.
As the first order of business, the northwest corner of the Town was
zoned. -It was decided by those present that all roads would be strip -zoned
residential back 200 feet from the road, with occasional busy corners designated
as commercial. In the northwest corner of the Town, the West Dryden crossroads
were designated as' commerical e's well as the souxtheast corner of the Prruville-
Scofield crossroads.
Perusal of the proposed ordinance was made and the following decisions
were made after discussion on each point:
Sections 46, 47, 48 and 49 of the Ithaca Town ordinance were to be added
as a last page.
Permits will be required from farmers and for the erection of accessory
buildings) if they exceed 150 square f eet.in area.
The fee for building permits for all buildings will be $2.00.
A discussion-of the trailer restrictions revealed that some members
felt that more'restriction are necessary. .A suggestion was made by Mr. Abrams
that Bethel Grove and some other housing developments be classified as A Residential
Districts, with trailers banned completely. Mr. New man advised on the basis of
his present knowledge that he felt a complete.ban of trailers would not stnad up
in court. Mr. Gridley and Mr. Newman suggested that a land corporation of home
owners in such areas as Bethel Grove would be advisable, thus not involving the
Town in a situation where they would be lime liable.for an expensive court proceed-

ings. Mr. Newman stated that he would do some research on the subject of,triller
' restrictions. Mr. Sadd asked if the Planning Board members felt that a special
trailer meeting would be necessary and the consensus seemed to be that it was .not.

Mr. Badd requested that Mr. Newman review the necessary steps toward the
official ordinance for the benefit of the Planning Board members. Mr. Newman
outlined the following steps:
1. Official notice from'the Town Board is necessary, stating that the
Planning Board.has been designated a• "Zoning Commission ".

Preliminary hearings should be held. Ten days notice should be given,
by a published notification. 1r. Newman will prepare the notification.
Mr,. Gridley stated that the notice would be in the DRYDEN RURAL N3 S And
ITHACA JOURNAL.
The three areas suggested for hearings were Bethel Grove Community Center,
Varna Fire Hall,, and the Dryden Village Hall. Copies of the ordinance with
attached map will be available prior to the hearings at various stores and
village halls throughout the Town,
3/ A final report of these hearings together with the proposed ordinance is
given to the Town Board,
4. The Town Board holds one hearing.
5. The Town.Board adopts the ordinances and publishes it once.
6. The ordinance is posted on a signboard in public.

More trailer discussion took place wt which everyone agreed that trailers should

be covered by a special ordinance.
It was decided that an. introductory page would be added to the ordinance in which
industrial possibilities would be invited to be aired before the Town Board, in view of
the fact that no industrial districts have -been set up.
The area around Varna and Route 13 were zoned before the meeting adjourned.
