Zoning Advisory Group Meeting
Thursday, November 6, 2025 – 6:00 PM

Call to Order
The meeting was called to order at 6:09 PM.
1. Welcome – Quorum Check
Quorum was established with five members present.
2. Public Comment Period (for items not on the agenda)
• No public comment.
3. Discussions on Phase 1 – Redlines with Nan for Zoning code review.
The Board asks when the Dryden Design Guidelines will be addressed and the current definitions.
• Guidelines will be addressed later, or as something comes up, as well as the definitions.
Nan shares her screen and starts with Section 270, and along with the Board, they go over and
make changes to her redlines on the draft document.
This discussion lasted for most of the meeting till 7:45 PM, they covered up to the “C’s” and will
start with the “D’s” at the next meeting.
4. Begin discussions on Phase 2 scope and 5. Future meeting topics.
• Housing
• Design Guidelines
• Sign Ordinance
Tony suggested everyone send him comments and think about Phase 2, and these items will be
addressed at the next meeting.
It was asked if what we are deciding takes effect now or when all finished reviewing?
Tony said, as we get through each phase, we will recommend to the Town Board for them to vote to
integrate into Zoning.
5. Minutes approval – October 2nd
Motion: to approve 10-2-25 minutes – C. Morrissey
• Seconded by: B. Griffin
o In Favor –B. Will, C. Anderson
o Abstained – T. Salerno, (not at that meeting)
• Next Zoning Advisory Group (ZAG) Meeting: December 4th, 2025
• Next regular Planning Board Meeting (PB) will be Tuesday, December 9th (please
note the different day and date. This will be a combined meeting for Nov. and
Dec. as the regular dates fall on holidays.
6. Adjournment
Meeting adjourned at 8:15 PM.
