Chair Quinn reads the Public notice ,*
• PLEASE, TAKE NOTICE that the Zoning Board of Appeals for the `town of Dryden will hold a Public
Hearing to consider the application of Bridgette Berry who is requesting an Area Variance for relief
of Dryden Zoning Ordinance Section 703 . 1 setback relief to build a 24' X30' garage at 327 Snyder
• Hill Road ,
SAID HEARING will be held on Tue. July 10, 2012 at 7 :30PM prevailing time at the Dryden M
Town Hall , 93 East Main St. Dryden NY , at which time all interested persons will be given an
opportunity to be heard .
Individuals with visual , hearing or manual impairments and requiring assistance should contact the Town
of Dryden at 607- 844-8888 s 216 at least 48 hours prior to the time of the public hearing.
Quinn : to applicant do you have anything further to add ?
Applicant : Berry : Not really .
Board : looks over the site-plan layout and discuss where this garage is going and if
there are other places to place garage? They discuss with Code Officer Dave Sprout .
Dave assures the board that he will go and measure again before project starts and if
something comes up different we will re-hear the case again .
Sprout : tells board that he misspoke and this appeal did need a 239 L&M review by
the county and that we have a letter from the County and they have no negative issues
• with this . And also that it boarders the Town of Ithaca and the Ithaca clerk was also
notified . The Town has heard NO negative comment on this appeal .
Quinn : we will now close the public part of this hearing and discuss among ourselves
• and there are no public in the audience .
Quinn : do I have a sense of the board?
Board : we have no further questions and are ready to proceed on to the 5- questions ,
A. IN CONSIDERING WHETHER AN UNDESIRABLE CHANGE WOULD BE PRODUCED IN
• THE CHARACTER OF THE NEIGHBORHOOD OR DETRIMENT TO NEARBY
PROPERTIES WILL BE CREATED BY GRANTING OF THE AREA VARIANCE THE
ZONING BOARD OF APPEALS FINDS AS FOLLOWS :
There will be no undesirable change to the character of the neighborhood a row of pine
trees block the view from Peregrine I41"

FOLLOWS :
Due to the garage and the basement and the septic system in back there are no other
feasible location.

Granting the variance will have little impact on any of the conditions in the
