as followsd The existing home has degenerated in appearance
and serviceability and should be replaced to insure the
occupants safety from fire and the weather. The existing
home has been in place since 1967. It is p[►siitioned OTT a
well kept lawn, landscaped with shrubs and serviced by a
t)lack topped drive. Replacement by ar�y larger unit WOUld be
unsightly and imprtactical. This is a rental unit with two
bedrooms and will accommodate two students. The unit posts
$IB5000.00 where a double wide casts twenty eight to
$301 0000 OO. R@ntal will be $400,000 per month which is
affordable for two students, where as a double wide would
have to rent for $GOO -00 or more which is not economically
feasible.

Route 13 that the noise and pollution of the traffic really

roses and make a little garden spot. I can get my mother's
trailer for less than $5,000.00. If I put the right color
shingles on it it would nestle into the hills and shrubs as
if it grew ther4e. It would not look out of place, I would

When my husband died l was left with no income. If I could
buy the trailer and live in that, there would be enough
money left from the sale of the hoUSe to invest, giving me
something to fall back on.

C. Cotterill: A. The difference between a mobile home and a
modular is: The mobiles are regulated by
HUD, which is a Federal agency and modulars
are regulated by the State Code, which is a
New York State agency. There is no way you
can combine them.
It was determined that the amount of structure, removing
wheels, building a foundation would not alter the
fact /definition of a mobile home. And a mobile home in the Town
of Dryden according to the Ordinance is only allowed in a mobile
park. The HUD certification was discussed.

Under the hardship portion of the variance it seems it is self

MTN. George stated he was doing similar work with a pre 1974
mobile home. Mrs. Hamilton has discussed with him work that
would be required to make it look like a normal house.
Alan LaMotte asked Mr. George if he was a builder? He
stated he was. Mr. LaMotte asked Mrs. Hamilton if she had a
firm commitment to the Town of Dryden and she stated all of her
friends were in the Dryden and Freeville area, therefore she had
not considered an outside area to set up her trailer.

follows:
The applicant has purchased the property on NYS Route 13
from Etna Lane to Kirk Road, in the Town of Dryden. His intent
is to build a 30 foot by 60 foot by 14 foot high automotive
repair shop and to sell used cars from this location. The
existing zoning R.B. 1 allows private garages but does not
specifically allow used cars to be sold from the premises. The
owner is here because he wants to be very forthright in his
intentions.
The Route 13 corridor is quickly becoming a commercial
area. In fact, properties on three sides of this location are
currently commercial uses, Versatile Foods on Etna Lane, Congers
Trailer Park to the rear, and All -Mode Communications across the
Route 13, Kirk Road intersection.
Rased upon the above facts and neighborhood description, I
ask the Board to grant Mr. Park this variance request.

Dear Mr. Slater:
Per our recent telephone conversation, Jerry Ippolito has asked me
tb ditehd ' to unfirii §hed natters pertaining to the request for a
vafli&A from the set back requitements of the Town of Dryden Zoning
Code for a Sign at our Ithaca office. This sign is located at the
cornbt of Royal and Hanshaw Roads.
If you would please refer to Mr. Ippolito's letter of 17 July 1989,
(copy attached) Guthrie Medical Group is requesting that the Town of
Dryden permit us to locate a sign less than 40' from the center
Rife.- Pdtsuant to your instructions I have enclosed a completed
variance request application, and a *50 filing fee. Also enclosed
is a check for .6.50 for the Zoning Board Book that I have 'requested
for gay files.
® As we discussed on the telephone, Mr. Slater, it is our wish to
obtain a variance from the set back requirements in order that we
may replace the existing sign (of dimension 41" W x 60" H) with a
new sign (of dimension 54" W x 96" H). I have enclosed drawings of
these signs.
Thank you very much for your kind consideration in this matter and
for your considerable patience with our delay in filing for this
Variance. Due to a change in management, etc., this matter had
somehow Slipped through the cracks, and Mr. Ippolito has asked me to

Brenda Schrader had several pictures, which she had taken
this evening, that she presented to the Board. She stated that
the sign in place now did not comply with the Zoning Ordinance.
If the sign were in compliance it would be in the trees. If you
were coming down Hanshaw Road toward the Clinic you can see the
sign where it is now, as it is only 29 feet from the center of
the road It is 23 feet from the center of Royal Road. If the
sign were placed in compliance of 40 feet from the center line
of both roads it would be in the trees.

I have recently purchased and am in•the process of improving the house
and lot, parcel number 44- 01 -1.2. consisting of 2.85 acres at 231 Etna Road.
Ithaca. N. Y.
I would like to divide this parcel into two approximately equal parcels .
thus making two good sized lots. each well in excess of one acre. See the
attached copy of a recent survey map with the proposed division and the
proposed house to go on the southern portion ate2,j/ Pickney Road. This
proposed parcel has only 54' of road frontage on Pickney, not the minimum
150'. There appears to be more than adequate acess to a public road. This
property meets all other local, county and state building requirements.
The greatest unnecessary hardship for me would be the large additional cost
of purchasing 96' or more of adjoining road frontage and land from the
Harrington's or Jerry Collins to meet the minimum road frontage requirement.
The Tompkins County Health Department has already granted a sewage treatment
construction permit for this property.
The second unnecessary hardship is the time and expense involved In
mowing most of the 2.85 acreas of land and keeping the trees trimmed along
the 500+ feet along the stream.
I do not see any negative impact on the public health or safety of the
0 eommunity If this variance is granted. It will not adversely alter the
aracter of the neighborhood and there is no remaining potential for future
velopment. It should be an asset to the community as well as provide a
nice home and surroundings for some family. In fact I hope to sell this
parcel to my son and his wife, thus helping to make them first time home
buyers. They both work at Wilcox Press and are anxious to live closer to the
new Wilcox plant on Route 13.
