• Zoning Board of Appeals met January 6, 1987 w /members A. Everett,
Chr. P. Brellochs, N. LaMotte, C. Hatfield, & Z.O. H. Slater present.
Absent: J. Baker. Also present: B. Hicks,
HEARING I
Public hearing to consider application of Bernard Hicks to build
three additional mini storage buildings & sell furniture in existing main
building at 226 Cortland Rd. and is requesting variance to Sec. 801 & 802
of Town of Dryden Zoning Ordinance,
B. Hicks present - stated in order to have growth in Company & to stay
w /times in moving & storage field, additional mini - storage building necessary.
To be full service moving company, many types of storage necessary to compete
against competitors. Present warehouse full now.
General discussion, questions, & answers - Hicks presently has two ware-
houses in Town of Dryden. He pointed out his intentions on sketch he'd
presented to Board. Buildings would be located on Livermore & Livermore Cross
Roads. Present storage building on Livermore Cross Rd. would become furniture
sales (overhead doors would be taken out). Buildings will be corrugated
steel similar to present buildings. Hicks will do most of construction
himself.
Board explained variance was separate issue & must still comply w /all other
regulations (Health Dept, State Fire Codes, etc.) Discussed proper
separation between storage of automobiles, gasoline, furniture, no perishables,
etc. Brief review of topography. Also discussed parking, security, lighting,
fencing (no plans for lighting or fencing at this time), storm drainage, access
to furniture sales, mini - storage all to be from Livermore Cross and not from
Rte. 13. Hours 9 to 9 Monday through Saturday, 1 to 5 on Sunday for
furniture sales. Mini - storage limited to daylight hours (no lighting),
customers have their own keys to bays. Number of moving trucks (4 straight &
3 tractor trailers). Advertising signs - Hicks aware of sign ordinances, will
. eventually have lighted sign. Estimated customers - Average 5 per day, possibly
more at end of month or Friday & Saturday. Expects to have 2 employees in
sales area.

C. Hatfield motion'to accept variance as proposed w /stipulations:
1. When large trucks aren't in use, they must be parked at original
warehouse on Livermore Rd.
2. When building is completed, land should be graded, seeded, &
landscaped w /trees & shrubs & properly maintained.
