ZONING BOARD OF APPEALS
September 2, 1986
Zoning Board of Appeals met September 2, 1986 with members N. LaMotte,
C. Hatfield, Chr. P. Brellochs, Z.O. S. Stewart present. Absent: D. Rose,
& J. Baker. Also present: B. VanZile, C•. Brown, E. Guest, D. Karig, M. Joyce,
& M. Reinap.
HEARING I
Public hearing to consider application of Emery Guest to place double
wide mobile home on his property at 29 German Cross Road & is requesting
variance to section 701 of Town Zoning Ordinance which does not allow mobile
homes in R -B zone.
E. Guest present - no further statement.
D. Karig - Sympathetic to Guest's problem but in favor of bringing neighbor-
hood up to code, not granting variances allowing things unlisted in ordinance.
Board questioned whether mobile home would be permanent or temorary, type
of foundation, and layout of neighborhood. Guest explained he had no immediate
plans of building, there would be no basement, will use pillars & skirting, &
described surrounding land layout. Lot size 150 x 415, home 28 x 60, showed
floor plan of desired home.
Hearing closed.
HEARING II
Public hearing to consider application of John Comerford to use his property
at: corner of Etna Rd. & Hanshaw Rd. for temporary storage & sales of up to
three (3) unoccupied mobile homes & is requesting variance to Sec. 801 & 802
of Town Zoning Ordinance.
S. Nagy present - representing J. Comerford - Stated cannot leave any homes
in park & have no place for them until they are sold, doesn't want to pay
lot rent. Park is owned by group now, formerly owned by Comerford. Would
like to leave one trailer for maintenance equipment on Comerford's land on
corner of Etna & Hanshaw Roads.

HEARING II (J. Comerford)
N. LaMotte motion to rg ant variance w /stipulatons.
1. Variance limited to J. Comerford only & cannot be transfered by sale,
lease, or rental of property. Variance limited to three (3) homes.
2. Mobile homes must be stored on cleared area & not be allowed to
deteriorate from vandalism.
3. Area 80 x 160 feet to be cleared & graded to drain.
4. Cleared area to be secured by chain link fence, minimum height 7 ft.,
w/ locking gate.
5. Area to be cleared, graded, & fenced within 90 days from granting of
variance.
Seconded by C. Hatfield. Discussion: Board concerned w /developing sense
of neighborhood wanting to develop natural & man -made assets. Recognizes
legal uses within R -C zone & effort of existing mobile home park to up-
grade its' image. Felt stipulations explained Boards' concern for safety,
appearance, & vandalism issues.
