The meeting and public hearing is being held to consider the following applications: 1. An application for a minor subdivision site plan review to split tax Map# 126.00-09-03.000 into two lots. Others present: Time Frear and Mike Kellogg PUBLIC PRESENT: 7:00 PM THE PLANNING BOARD CHAIR MARK BARANELLO OOENED THE PUBLIS HEARINGS: 1.An application for a preliminary Subdivision Plan Site for a lot line adjustment between two adjacent properties. The parent parcel is owned by Ski Greek Peak LLC tax Map # 127.00-09-16.000 and is being acquired by National Grid. The parent parcel is 23.90 acres in size and the receiving parcel is 79.20 acres in size. The lot will be approximately .823 acres and the road frontage comply with the zoning law. Kathy Bennett from National Grid spoke. Ms. Bennett stated that National Grid k is seeking a lot line adjustment to acquire an additional .823 acres from an adjoining property owner, which is Greek Peak in connection with a Tuller Hill substation parcel on Clute Road. The existing substation will eventually be completely rebuilt, which is the need for the additional property. The rebuild will take place in approximately 2026. They may be back before the Planning Board in 2026 when they do that project, but for now they are looking for the lot line adjustments so we can acquire the property and continue moving with the planning for the larger project. Mark Baranello asked three times if there were any other comments on this project. As there were now, Chairmen Baranello closed the first Public Hearing at 7:02 PM. 2. An application for a preliminary Subdivision Plan Site for a lot line adjustment between two adjacent properties located at 2796 and 2740 S. Cortland-Virgil Road tax map #’s 116.00-01-60.000 and 116.00-01-61.000. The applicant and owner Shirley Glezen would like to return the 17 .11 acres parcel back to the prior owner at 2740 S. Cortland Virgil Rd. The property was subdivided back in 2020. The 17.11 parcel would be returned to tax map ID 116.00-01-59.100. Shawn Gage, neighbor to the applicant Shirley Glezen spoke. Mr. Gage stated that he and his wife signed a property over to Greg Glezen three years ago, with the stipulation that when Mr. Glezen passed away, the property would be signed back over to them. Mr. Glezen has passed away, so Mrs. Glezen is upholding his wishes and signing the property back over to them. Mark Baranello asked three times if there were any other comments on this project. As there were now, Chairmen Baranello closed the first Public Hearing at 7:04 PM. 3.An application for a preliminary Subdivision Plan Site for a lot line adjustment between two adjacent properties located at 2769 Clute Road Tax Map # 117.00-07-24.000. The applicant and owners Wayne and Katherine Eastman are wishing to subdivide off a 5.36 acres parcel from the larger parcel of 43.16 +/-. Leaving enough road frontage for both parcels to comply with zoning as well as rear and side setback. The single existing home will remain with no change. The land will continue to be used as is currently including active farming operations. Mr. Eastman stated that all they are doing is selling a back lot to farmers John and Steve Evanick. They are already farming the land. They wish to keep 5.3 acres for themselves, and they sold the rest of it, which is about 38 acres. They have been farming for years. Mark Baranello asked three times if there were any other comments on this project. As there were now, Chairmen Baranello closed the first Public Hearing at 7:05 PM. OLD BUSINESS: None NEW BUSINESS: PLANNING BOARD CHAIR MARK BARANELLO OPENED THE REGULAR PORTION OF THE PLANNING BOARD MEETING: Moving along on the agenda, we have no old business to take care of tonight. So, we will move on to new business which would be the Greek peak application RESOLUTION #23- 14 APPROVAL OF A NEGATIVE DECLARATION ON PART II OF THE SHORT ENVIRONMENTAL ASSESSMENT FORM FOR THE GREEK PEAK-NATIONAL SUBDIVISION: Member Dale Taylor made a motion to approve that the proposed action will not result in any significant adverse environmental impacts based on the information and analysis of the short Environmental Assessment Form and supporting documentations. Member Carole Lathrop seconded the motion. Vote: Ayes Baranello, Cushman, Taylor, Hollenbeck, Baranello and Lathrop, Taylor. Nays: None Motion Carried RESOLUTION #23- 15 APPROVAL OF THE MINOR SUBDIVSION/LOT LINE ADJUSTMENT FOR TAX MAP#127.00-09-16.000 BETWEEN GREEK PEAK AND NATIONAL GRID: Member Dale Taylor made a motion to approve the subdivision/ lot line adjustment for tax map # 127.00-09-16.000.
