The meeting was called to order at 7,35
Privilege of the floors Dan Flerlage presented a plan which he and
several others were. consideev'ing pursuing for what would. essentially be
•a subdivision on 150 acres of land at the end of Makarainen Road. The
plan involved several homesites, each with more than 15 acres. 2700
feet of road would have tq be constructed. to provide access, and he won-
dered if the town could build the road -- either on its own as a way
of supporting development of the area, or on behalf of the property
owners, who could. then be assessed for the work. He was told that it
,would probably be illegal for the Town to do the!work on behalf of the
developers, and that the cost of the road construction precluded the
Town's doing it on its own. Since Danby lacks a subdivision ordinance,
at present road. frontage is required for a building permit. The Board
could see only a couple of ways in which ro3e �coul proceeds �-

Building the road would itself require a special permit and en-
vironmental review.
2 Some sort of cooperative land ownership arrangement be. set up,
and the project be executed as a planned development. In this
case, the road could be built and maintained as a private road,
since the building construction would..be authorized as part of the
planned development.
Carol having arrived, the minutes of the June meeting were approved.
Regular Agenda
The junk law underwent a couple of minor revisions. Town Board members
had copies of the previous edition, and it was hoped that some feedback
from them would be forthcoming.

together the aerial photos..With this ifnind, we sent the law regulating
development in flood hazard areas on to the T o n Board.
There was brief discussion of the possible need for a subdivision ordinance.
Members had looked at the subdivision provisions ofthe Groton ordinance.
Walt wondered about small subdivisions, whether the provisions were not
cumbersome and costly to implement; It was noted too that an enforcement
section needed to be added, Further discussion was postponed to the
September meeting (the regular August meeting being cancelled).

Revision of the Planned Development District regulations was also put on
the September agenda, as was discussion of the. schedule of fees. Ed
Roberts egreed to try and nail down the real cost of a zoning appeal.
