The Planning Board meeting was called to order at 8 *050 Members
present were Walt, Jim, Joel, and Ric. Other observers were
Gerald Dawson, Dorothy Roberts, Mildred Miller, Carol Sezepanski,
Mike Hovanack, Sylvia Hiney, Ralph Wilbers, Glenda ,
Sheffie�d
Mr. and Mrs. Best, Tom Every, and, Mr. and Mrs. Sileo, 0A
Mike Hovanack presented his case. It was as follows:
To expand trailer park; lot size.average- 50x100; 7gal. /min.;
zoned B district.
Speakers /Comments:
Gerald Dawson:
1951 -money from batik to fix' up house- bank won't fi-
nance due. to proximity lo trailer court,
had•to re -drill well due to incressed usage by
mobile home park
-takes away from single residency housing of families
- against development
Sylvia and Bill Hiney:
-takes away from the investment of their home
increased number of.people(approx. 50 to 75 extra)
- environmental issues(•iee drainage, ability to forest area)

Tom Every, Louis and Irene Sileo, and Mike Hovanack,
Ralph Wilber:
-both the value of housing and the tax base of surround-
ing housing will decrease
-up -keep of the existing trailer park has not been
adequate(ie, lawn mowing, etc.)
-the police are often called to the�,trailer park

-Mike does not live there himself

Police are not theto often -he discourages certain
people from the park
- garbage is picked up by professional; individual
lots are picked up
-wet spot:he is doing an environmental impact state -,
meat
5000*sq. ft. per lot; not feasible to create larger
spaces for existing units
Mike thinks that there is no proof for the state-
' meat concerning a decrease in property value
Since there is no Health Department statement -and since all of
.the members and neighbors are 4 very much against the expansion
of the park,'the Planning Board votes to. table the motion.
Possible alternatives are apartment complexes instead of
trailer courts, or multiple family units(ie. lots 150 ft.
per.dwelling; 30,000sq, ft. er dwelling with 10;000 sq. ft,
per each additional dw.elling�. To go 'deeper; 'a P.U.D. 4�B,yj A+ be needcal
Joel wanted to know the definition of non - conforming use.
-Mobile home in West Danby has-not been used for 5 years;
is abandonment cause for non - conforming use?
- -any building that is for conforming use, even though
(residential) it may be too close to lot lines, has to
stand.due to the fact that there was no zoning in effect
at the time the unit1was originally built.
