GENERAL
REFER TO COMMON INDIVIDUAL DEVICE SEQUENCES/DIAGRAMS FOR REQUIRED
POINTS. ALL POINTS WITHIN EACH ZONE MUST BE CONNECTED DIRECTLY TO A LOCAL
CONTROLLER. TO ENSURE ZONES CAN OPERATE INDEPENDENTLY, DEVICES SHALL
NOT RELY ON NETWORK TO COMMUNICATE ACROSS ZONES.
SYSTEM SHALL BE CONTROLLED THROUGH THE BUILDING AUTOMATION
AND CONTROL SYSTEM (BACS).
ALL SET POINTS SHALL BE ADJUSTABLE.
THE BACS SHALL BE CAPABLE OF RETAINING ITS PROGRAMMING AND TIME
SETTING DURING A LOSS OF POWER FOR AT LEAST TEN HOURS.
LABORATORY AIR CHANGE RATES ARE BASED ON TOTAL EXHAUST AIR FLOW FROM
THE SPACE.
THE SPACE SHALL BE CONTROLLED TO AN AIR CHANGE RATE. THE BACS SHALL
CALCULATE THE REQUIRED CFM USING THE ROOM GROSS VOLUME (AREA x CEILING
HEIGHT).
DESIGN INTENT: THIS SEQUENCE IS FOR LABORATORIES IN WHICH THE DRIVING
FACTOR IS THE EXHAUST AIR FLOW IN SUPPORT OF THE FUME HOODS.
SETPOINTS
SPACE COOLING TEMPERATURE SETPOINTS:
OCCUPIED: 75 DEG F +/- 1.5 DEG F
OCCUPIED SETBACK: 75 DEG F + 3 DEG F
UNOCCUPIED: 75 DEG F + 6 DEG F
SPACE HEATING TEMPERATURE SEPOINTS:
OCCUPIED: 70 DEG F +/- 1.5 DEG F
OCCUPIED SETBACK: 70 DEG F - 3 DEG F
UNOCCUPIED: 70 DEG F - 6 DEG F
TOTAL EXHAUST AIR CHANGE RATE (ACPH):

FUME HOOD FACE VELOCITY:
NOT CONTROLLED BY BACS. FACE VELOCITY SETPOINTS ARE PROGRAMMED INTO
FUME HOOD MONITOR. TYPICALLY 100 FPM OCC / 65 FPM UNOCC.
MINIMUM LABORATORY OCCUPANCY INDEX TIME: 30 MINUTES
ZONE OCCUPANCY SCHEDULE: 6 AM TO 8 PM MON-FRI
FACE VELOCITY CONTROL
EACH FUME HOOD SHALL BE EQUIPPED WITH A FUME HOOD MONITOR AND SASH
POSITION INDICATOR.
THE MONITOR SHALL ADJUST THE FUME HOOD EXHAUST VALVE TO MAINTAIN THE
FACE VELOCITY SETPOINT.
THE MONITOR SHALL, AS A MINIMUM, HAVE THE FOLLOWING CAPABILITIES:
- SASH POSITION INPUT.
- STANDBY MODE INPUT TO ALLOW ADJUSTMENT OF FACE VELOCITY.
- HOOD DECOMMISSION MODE.
LABORATORY AIRFLOW CONTROL
AIR VALVE POSITIONS SHALL BE BASED ON MODE. UNDER NORMAL CONTROL, ROOM
OCCUPANCY SHALL BE DETERMINED VIA ROOM OCCUPANCY SENSORS (MINIMUM 2 PER
LAB USING LIGHTING OCCUPANCY SENSOR AUXILIARY CONTACTS). IF THE LABORATORY IS
VACANT, THE ROOM SHALL BE PLACED IN VACANT MODE BY THE BACS.
WHEN THE ROOM IS OCCUPIED, THE BACS SHALL SEND AN OCCUPIED COMMAND TO THE
FUME HOOD EXHAUST AIR VALVES. THE FUME HOOD MONITORS SHALL INDEX THE FUME
HOOD EXHAUST VALVES BETWEEN THE MINIMUM AND MAXIMUM POSITIONS AS NEEDED TO
MAINTAIN THE 100 FPM FACE VELOCITY SETPOINT BASED ON THE SASH POSITION. THE
SUPPLY AIR VALVE SHALL MODULATE AS NEEDED TO MAINTAIN THE SPECIFIED AIRFLOW
DIFFERENTIAL.
WHEN THE ROOM IS UNOCCUPIED, AND THE SASHES ARE AT OR BELOW 18-INCHES, THE
BACS SHALL SEND AN UNOCCUPIED COMMAND TO THE FUME HOOD EXHAUST AIR VALVES.
THE FUME HOOD MONITORS SHALL INDEX THE FUME HOOD EXHAUST AIR VALVES AS
NEEDED TO MAINTAIN THE 65 FPM FACE VELOCITY SETPOINT BASED ON THE
SASH-POSITION. THE SUPPLY AIR VALVE SHALL MODULATE AS NEEDED TO MAINTAIN THE
SPECIFIED AIRFLOW DIFFERENTIAL.
WHEN THE ROOM IS UNOCCUPIED AND ANY OF THE FUME HOOD SASHES ARE ABOVE
18-INCHES, THE BACS SHALL NOT SEND THE SPACE UNOCCUPIED COMMAND TO THOSE
PARTICULAR FUME HOOD EXHAUST AIR VALVES. THE FUME HOOD MONITOR SHALL INDEX
THE FUME HOOD EXHAUST AIR VALVES WHOSE SASHES ARE ABOVE 18-INCHES TO
MAINTAIN THE OCCUPIED SASH OPEN AIRFLOW SETPOINT. THE BACS WILL SEND THE
UNOCCUPIED COMMAND TO THOSE FUME HOOD MONITORS SHALL INDEX THE FUME HOOD
EXHAUST AIR VALVES WHOSE SASHES ARE AT 18-INCHES AND BELOW TO MAINTAIN THE 65
FPM FACE VELOCITY SETPOINT. THE SUPPLY AIR VALVE SHALL MODULATE AS REQUIRED
TO MAINTAIN THE SPECIFIED AIRFLOW DIFFERENTIAL.
VACANT MODE: THE BACS SHALL SEND A DECOMMISSION COMMAND TO EACH FUME HOOD
EXHAUST AIR VALVE. THE FUME HOOD MONITOR SHALL INDEX THE FUME HOOD
EXHAUST AIR VALVE TO CLOSE. ONE OF THE FUME HOOD EXHAUST AIR VALVES SHALL BE
SET UP TO OPERATE AS A GENERAL EXHAUST VALVE DURING VACANCY MODE, AND SHALL
INDEX TO MAINTAIN THE VACANT AIR CHANGE RATE. THE SUPPLY AIR VALVE SHALL
MODULATE AS REQUIRED TO MAINTAIN THE SPECIFIED AIRFLOW DIFFERENTIAL.
ZONE TEMPERATURE CONTROL
TEMPERATURE SETPOINTS SHALL BE DETERMINED BASED ON A COMBINATION OF
PROGRAMMED SCHEDULE AND SPACE OCCUPANCY SENSORS.
IF OUTSIDE AIR TEMPERATURE IS BELOW 50°F AND SV REHEAT COIL CONTROL VALVE IS
NOT FULLY CLOSED, HOT WATER CONTROL VALVE FCV-01 SHALL FULLY OPEN.
OCCUPIED HEATING: IF THE SPACE IS OCCUPIED DURING THE SCHEDULED OCCUPIED
PERIOD AND THE ZONE TEMPERATURE FALLS BELOW THE OCCUPIED HEATING
TEMPERATURE SETPOINT, THE REHEAT AND CEILING RADIANT PANEL CONTROL VALVE(S)
SHALL MODULATE IN PARALLEL TO MAINTAIN THE SPACE TEMPERATURE SETPOINT. WHEN
THE SPACE TEMPERATURE IS AT SETPOINT, THE REHEAT COIL CONTROL VALVE(S) SHALL
BE CLOSED.
OCCUPIED COOLING: IF THE SPACE IS OCCUPIED DURING THE SCHEDULED OCCUPIED
PERIOD AND THE SPACE TEMPERATURE RISES ABOVE THE OCCUPIED COOLING
TEMPERATURE SETPOINT, THE REHEAT CONTROL VALVE(S) SHALL CLOSE. IF
TEMPERATURE IS ABOVE SETPOINT AND REHEAT CONTROL VALVE(S) ARE FULLY CLOSED,
GENERAL EXHAUST AIRFLOW SETPOINT SHALL MODULATE TO MAINTAIN SPACE
TEMPERATURE SETPOINT.
OCCUPIED SETBACK: IF THE SPACE BECOMES UNOCCUPIED DURING THE SCHEDULED
OCCUPANCY PERIOD, THE ABOVE OCCUPIED HEATING/COOLING SEQUENCES SHALL
APPLY, BUT THE SPACE SHALL BE MAINTAINED AT THE OCCUPIED SETBACK TEMPERATURE
SETPOINTS.
UNOCCUPIED HEATING: IF THE SPACE IS UNOCCUPIED DURING THE SCHEDULED
UNOCCUPIED PERIOD, THE ABOVE OCCUPIED HEATING/COOLING SEQUENCES SHALL
APPLY, BUT THE SPACE SHALL BE MAINTAINED AT THE OCCUPIED SETBACK TEMPERATURE
SETPOINTS.
UNOCCUPIED COOLING: IF THE SPACE IS UNOCCUPIED DURING THE SCHEDULED
UNOCCUPIED PERIOD AND THE SPACE TEMPERATURE RISES ABOVE THE UNOCCUPIED
COOLING TEMPERATURE SETPOINT, THE REHEAT COIL CONTROL VALVE(S) SHALL CLOSE.
IF THE SPACE BECOMES OCCUPIED DURING THE SCHEDULED UNOCCUPIED PERIOD, THE
SPACE SHALL INDEX TO OCCUPIED MODE FOR THE DURATION OF OCCUPANCY. WHEN THE
SPACE BECOMES UNOCCUPIED AGAIN DURING THE SCHEDULED UNOCCUPIED PERIOD,
THE SPACE SHALL INDEX BACK TO UNOCCUPIED MODE.
