THE DOWNSTREAM STATIC PRESSURE SETPOINT SHALL BE RESET AS NEEDED TO MAINTAIN THE CRITICAL ZONE DAMPER POSITION AT 95% OPEN. EXHAUST AIR FAN SPEED AND BYPASS DAMPER CONTROL EXHAUST DISCHARGE AIR PRESSURE SETPOINT SHALL BE DETERMINED DURING TESTING AND BALANCING TO DELIVER THE SCHEDULED AIRFLOW. ONCE SCHEDULED AIRFLOW IS ACHIEVED, CORRESPONDING AIR PRESSURE SHALL BE SETPOINT. EXHAUST FANS SHALL SWITCH LEAD/LAG DESIGNATION WEEKLY. LEAD EXHAUST FAN SHALL MODULATE VIA A VARIABLE FREQUENCY DRIVE AS REQUIRED TO MAINTAIN THE DISCHARGE AIR PRESSURE SETPOINT. BYPASS AIR DAMPER SHALL MODULATE TO MAINTAIN SYSTEM STATIC PRESSURE SETPOINT. THE DOWNSTREAM STATIC PRESSURE SETPOINT SHALL BE RESET AS NEEDED TO MAINTAIN THE CRITICAL ZONE DAMPER POSITION AT 95% OPEN. SUPPLY AIR TEMPERATURE SETPOINT DISCHARGE AIR TEMPERATURE RESET: THE AHU DISCHARGE AIR TEMPERATURE SHALL BE ALLOWED TO RESET BASED ON THE FOLLOWING SCHEDULE: OAT = 75 DEG F & ABOVE DAT = 55 DEG F OAT = 55 DEG F & BELOW DAT = 65 DEG F GLYCOL RUN AROUND HEAT RECOVERY AND TEMPERATURE CONTROL EQUIPMENT CYCLING: WEEKLY, THE HEAT EXCHANGERS AND PUMPS SHALL ALTERNATE LEAD/LAG OPERATION. LAG HEAT EXCHANGER SHALL HAVE HOT WATER ISOLATION VALVE FULLY CLOSED AND LEAD HEAT EXCHANGER'S HOT WATER ISOLATION VALVE SHALL BE FULLY OPEN. LAG PUMP SHALL REMAIN OFF. WINTER MODE CONDITIONS: WINTER MODE SHALL BE INITIATED WHEN THE OUTSIDE AIR TEMPERATURE IS BELOW THE SUPPLY AIR TEMPERATURE SETPOINT. THE LEAD PUMP SHALL BE ENABLED AND OPERATE AT CONSTANT SPEED. WINTER MODE GLYCOL TEMPERATURE SETPOINT: HEAT EXCHANGER HOT WATER LEAVING TEMPERATURE SHALL BE RESET TO MAINTAIN AHU DISCHARGE AIR TEMPERATURE TT-04. WINTER MODE STEAM BOOSTER HEAT CONTROL: LEAD HEAT EXCHANGER STEAM CONTROL VALVE SHALL MODUALTE TO MAINTAIN HOT WATER LEAVING TEMPERATURE SETPOINT. WINTER MODE VALVE CONTROL:THE 3-WAY VALVE SHALL NORMALLY DIRECT ALL GLYCOL FLOW THROUGH THE EXHAUST AIR COIL. IF LEAD HEAT EXCHANGER STEAM CONTROL VALVE IS FULLY CLOSED AND SUPPLY AIR DISCHARGE TEMPERATURE EXCEEDS SETPOINT, 3-WAY VALVE SHALL MODULATE TO MAINTAIN SUPPLY AIR DISCHARGE AIR TEMPERATURE. CHILLED WATER VALVE SHALL BE FULLY CLOSED. ANTI-FROST MODE: ANTI-FROST MODE SHALL BE INITIATED WHEN THE EXHAUST AIR RECOVERY COIL LEAVING AIR TEMPERATURE FALLS BELOW 34 DEG F. THE 3-WAY VALVE SHALL MODULATE TO MAINTAIN THE EXHAUST AIR RECOVERY COIL LEAVING AIR TEMPERATURE ABOVE 34 DEG F. INTERMEDIATE MODE: INTERMEDIATE MODE SHALL BE INITIATED WHEN THE OUTSIDE AIR TEMPERATURE IS ABOVE THE SUPPLY AIR SETPOINT AND BELOW THE EXHAUST AIR TEMPERATURE PLUS AN OFFSET TO ADJUST FOR THE COST OF RUNNING THE PUMP VERSUS THE AMOUNT OF RECOVERED HEAT. THE OFFSET SHALL INITIALLY BE SET TO 7°F AND SHALL BE RE-EVALUATED AFTER ACCUMULATED 1 YEARS WORTH OF ENERGY DATA. BOTH PUMPS SHALL BE DISABLED. HEAT EXCHANGER STEAM CONTROL VALVES SHALL BE FULLY CLOSED. CHILLED WATER CONTROL VALVE SHALL MODULATE TO MAINTAIN DISCHARGE AIR TEMPERATURE SETPOINT. SUMMER MODE: SUMMER MODE SHALL BE INITIATED WHEN THE OUTSIDE AIR TEMPERATURE IS ABOVE THE EXHAUST AIR TEMPERATURE PLUS THE OFFSET DESCRIBED ABOVE. THE PUMP SHALL BE ENABLED AND OPERATE AT CONSTANT SPEED. THE 3-WAY VALVE SHALL DIRECT ALL GLYCOL FLOW THROUGH THE EXHAUST AIR COIL. HEAT EXCHANGER STEAM CONTROL VALVES SHALL BE FULLY CLOSED. CHILLED WATER COIL CONTROL VALVE SHALL MODULATE TO MAINTAIN DISCHARGE AIR TEMPERATURE SETPOINT. WHEN THE AHU DISCHARGE AIR TEMPERATURE RISES ABOVE THE DISCHARGE SETPOINT, THE PRE-HEAT COIL CONTROL VALVE SHALL BE CLOSED, THE GLYCOL COIL PUMP SHALL BE OFF, AND THE CHILLED WATER CONTROL VALVE SHALL MODULATE AS REQUIRED TO MAINTAIN THE DISCHARGE AIR TEMPERATURE SETPOINT. SYSTEM DESCRIPTION 100% OUTSIDE AIR HANDLING UNIT (AHU-A) EXHAUST AIR FANS (EF-A.1 AND EF-A.2) GLYCOL PRE-HEAT AND ENERGY RECOVERY COIL CHILLED WATER COOLING COIL GENERAL SYSTEM SHALL BE CONTROLLED THROUGH THE BUILDING AUTOMATION AND CONTROL SYSTEM (BACS). POWER FOR THE TEMPERATURE CONTROL PANEL SHALL BE FED FROM STANDBY POWER. CONTROLLED EQUIPMENT POWER SHALL BE FED FROM NORMAL POWER. ALL SET POINTS SHALL BE ADJUSTABLE. THE BACS SHALL BE CAPABLE OF RETAINING ITS PROGRAMMING AND TIME SETTING DURING A LOSS OF POWER FOR AT LEAST TEN HOURS. ALL SAFETIES SHALL BE HARD WIRED INTO THE FAN MOTOR POWER CIRCUIT, AND SHALL REQUIRE MANUAL RESET. DURING HEATING MODE, THE HEATING CONTROL VALVES SHALL CONTINUE TO CONTROL WHEN THE FAN IS OFF FOR CONTINUED FREEZE PROTECTION. DESIGN INTENT: THE AHU GLYCOL HEAT EXCHANGER IS SIZED TO PROVIDE FULL HEATING IF THE HEAT RECOVERY SYSTEM FAILS. SETPOINTS AHU DISCHARGE AIR TEMPERATURE (DAT): SEE RESET SCHEDULE FREEZESTAT LOW LIMIT TEMPERATURE 38 DEG F FILTER DIFFERENTIAL PRESSURE HIGH LIMIT: TWICE THE SCHEDULED INITIAL PRESSURE DROP. WHEN THE SYSTEM FANS ARE INDEXED TO START, THE OUTSIDE AIR AND ASSOCIATED EXHAUST DAMPERS SHALL PROVE OPEN VIA AN END SWITCH PRIOR TO STARTING THE SYSTEM FANS. SAFETIES FREEZE PROTECTION: UPON ACTIVATION OF THE LOW LIMIT TEMPERATURE SWITCH, THE SUPPLY AIR FAN SHALL SHUT DOWN, THE OUTSIDE AIR AND SMOKE ISOLATION DAMPER SHALL CLOSE, THE CHILLED WATER CONTROL VALVE SHALL OPEN, THE PRE-HEAT LEAD PUMP SHALL RUN CONSTANT VOLUME, AND THE LEAD HEAT EXCHANGER SHALL MAINTAIN THE HOT WATER LEAVING TEMPERATURE AT 100°F. HIGH SUPPLY FAN STATIC: THE SUPPLY AIR FAN SHALL SHUT DOWN AND THE OUTSIDE AIR DAMPERS SHALL CLOSE UPON ACTIVATION OF THE HIGH FAN DISCHARGE STATIC PRESSURE SWITCH. LOW SUPPLY FAN STATIC: THE SUPPLY AIR FAN SHALL SHUT DOWN AND THE OUTSIDE AIR DAMPER SHALL CLOSE UPON ACTIVATION OF THE LOW FAN SUCTION STATIC PRESSURE SWITCH. LOW EXHAUST FAN STATIC: THE EXHAUST AIR FAN SHALL SHUT DOWN UPON ACTIVATION OF THE LOW FAN SUCTION STATIC PRESSURE SWITCH. SMOKE DETECTION: THE FAN SHALL SHUT DOWN AND THE OUTSIDE AIR/RELIEF/SMOKE ISOLATION AIR DAMPER SHALL CLOSE UPON ACTIVATION OF A DUCT SMOKE DETECTOR. ENERGY RECOVERY MONITORING BAS SHALL CALCULATE AND RECORD TOTAL SITE ENERGY SAVED FROM ENERGY RECOVERY SYSTEM.
