Operation and Maintenance Manual. b. As-Built drawings. c. Warranty information. PART 2 -PRODUCTS 2.1 WIRING METHODS A.RACEWAYS a. Concealed dry interior locations: Romex in floor or wall cavities. THHN in EMT for circuits run in slab. b. Exposed dry interior locations: Electrical metallic tubing c. Arrange conduit to maintain headroom and present a neat appearance. d. Maintain required fire, acoustic and vapor barrier rating when penetrating walls, floors, and ceilings. e. Use conduit hangers and clamps, do not fasten with wire or perforated straps. f. Provide suitable pull string in empty raceways. g. Completely and thoroughly swab raceway system before installing conductors. B.BUILDING WIRE: a. Apartment Feeders: Armored sub-feed cable with Aluminum stranded conductors. b. Feeder and branch circuits: Copper stranded conductor, 600 V insulation, THHN/THWN, minimum #12 AWG. c. Contactors: General purpose relays NEMA ICS 2, electrically held. 2.3 LUMINAIRES A. Refer to Lighting Schedule and notes on E0.00. PART 3 -EXECUTION 3.1 INSTALLATION A. Sequence rough-in of electrical connections to coordinate with installation and startup of other equipment. B. Verify field conditions are as shown on drawings; report discrepancies to engineer prior to commencement of work. C. All new wiring, except in mechanical and utility spaces, shall be concealed, unless noted otherwise. D. Neatly train and secure wiring inside boxes, equipment, and panelboards. E. All conduit and cables shall run parallel or perpendicular to building elements, except for short diagonal runs less than 3 feet. Support conduit and cables, including communications cables, with devices manufactured specifically for the intended use. F. Core bore masonry penetrations. G. Seal penetrations in fire rated assemblies with fire caulk to maintain fire rating of the assembly. H. Coordinate utility service outages and re-connections with utility company and owner. I. Provide power wiring to all transformers, relays, etc., required for HVAC controls. J. Install ground electrodes and conductor as required to meet regulatory requirements. K. Provide bonding to meet regulatory requirements. L. Make electrical connections to utilization equipment in accordance with equipment manufacturer's instructions. Make conduit connections to equipment using flexible conduit. Use liquidtight flexible conduit in damp or wet locations. M. Identify electrical distribution and control equipment, and loads served with secure nameplates. Install wire markers on each conductor in panelboard gutters and at load connections. Provide NEW TYPEWRITTEN circuit directories for all new panels and for existing panels that have been substantially revised. N. Make arrangements and coordinate with the utility company to obtain permanent electric service with the project. O. Install utility services in accordance with utility company instructions. P. Measure ground resistance from system neutral connection at service entrance to convenient ground reference point by passing minimum current of 10 amperes DC and measuring voltage drop. Maximum resistance: 10 ohms. Report findings to architect and engineer. Q. Clean equipment finishes to remove paint and concrete splatters. 3.2 EMERGENCY LIGHTING A. Install emergency lighting system according to NFPA 70 National Electric Code and NFPA 101 Life Safety Code. B. Ensure that no area of the means of egress will be unlighted due to the failure of one light bulb or lighting unit. C. Provide battery backup capable of maintaining required footcandle levels for a minimum period of 1 1/2 hours. D. Provide to owner three extra of each lamp provided. 3.3COMMISSIONING A. Occupant sensor controls. Where occupant sensor controls are provided, the following procedures shall be performed: A.1. Certify that the occupant sensor has been located and aimed in accordance with manufacturer recommendations. A.2. Test each sensor. For occupant sensor controls to be tested, verify the following: A.2.1. Where occupant sensor controls include status indicators, verify correct operation. A.2.2. The controlled lights turn off or down to the permitted level within the required time. A.2.3. For auto-on occupant sensor controls, the lights turn on to the permitted level when an occupant enters the space. A.2.4. For manual-on occupant sensor controls, the lights turn on only when manually activated. A.2.5. The lights are not incorrectly turned on by movement in adjacent areas or by HVAC operation. B. Documentation requirements. Documents certifying that the installed lighting controls meet documented performance shall be provided to the building owner within 90 days from the date of receipt of the certificate of occupancy. 3.4 O&M MANUALS AND AS-BUILTS A. Provide (1) hard copy and (1) digital copy of Operation & Maintenance manuals. B. Provide (1) full size hard copy and (1) digital copy of As-Built drawings. C. Provide (1) hard copy and (1) digital copy of Warranties for all electrical equipment. PART 1 -GENERAL 1.1SECTION REQUIREMENTS A. Summary: Furnish and install a complete operating addressable fire alarm system as described herein and as designed by a systems manufacturer representative with a minimum NICET level III certification, and utilize such to include installation and system cost within bid. B. Submittals a. System operating description and device address list, coordinated with final system programming. b. Product data, including all cut sheets, product numbers, and system designations c. Submit Engineer stamped system plans, connection diagrams, battery calculations, conductor types and sizes, voltage drop calculations, and component descriptions. C. Code compliance: The system in its entirety shall comply with the requirements of the local Authority Having Jurisdiction and be in compliance with the current edition of all applicable fire and electrical codes, including (but not limited to): a. NFPA 70 National Electrical Code b. NFPA 72 National Fire Alarm Code c. NFPA 101 Life Safety Code d. Applicable State and Local Codes A. UL listed and labeled. PART 2 -PRODUCTS 2.1 FIRE ALARM CONTROL UNIT: A. General Requirements for Fire-Alarm Control Unit: Field-programmable, microprocessor-based, modular, power-limited design with electronic modules, complying with UL 864 and listed and labeled by an NRTL. B. Alphanumeric Display and System Controls: Arranged for interface between human operator at fire-alarm control unit and addressable system components including annunciation and supervision. Display alarm, supervisory, and component status messages and the programming and control menu. C. Transmission to Remote Alarm Receiving Station: Automatically transmit alarm, supervisory, and trouble signals to a remote alarm station. 2.2 ALARM-INITIATING DEVICES A. Manual Pull Stations: Double acting, metal or plastic, red in color with molded, raised-letter operating instructions in contracting color. B. Smoke Detectors: UL 268, 24-V DC, photoelectric type, plug-in arrangement. C. Thermal Detectors: Combination 135 deg F fixed-temperature and rate-of-rise unit. D. Apartment Smoke Detectors shall be installed on sounder bases. Activation of building-wide alarm will require activation of two individual apartment detectors. 2.3 ALARM-INDICATING DEVICE A. Horns: Electric-vibrating-polarized type, 90 dB at 10 feet. Visual Alarm Device: Xenon-strobe lights with the word "FIRE" engraved in 1-inch-high letters. Rated Light Output: 75 candela, unless noted otherwise. C. 2.4 WIRING A. Wire and cable shall be U.L. Listed for fire alarm use and shall be a minimum of 18 AWG or as required by local codes and Authority Having Jurisdiction. Raceways containing conductors identified as "Fire Alarm Control Panel" conductors shall not contain any other conductors. Wire in environmental air plenums not in raceway shall be plenum rated in compliance with NEC 760. No AC current carrying conductors shall be allowed in the same raceway with the emergency voice alarm communication detection and signaling conductors. All wiring shall be concealed except in utility spaces. B. Power-Limited Circuits: NFPA 70, Types FPL, FPLR, FPLP, or substitutes permitted by NFPA 70. PART 3 -EXECUTION 3.1 INSTALLATION A. Install and test systems according to NFPA 72. Comply with EIA/TIA 570 requirements for light-commercial and residential occupancies. B. Manual Pull Stations: Mount semi-flush in recessed back boxes with operating handles 48 inches above finished floor or as indicated. Water-Flow Detectors and Valve Supervisory Switches: Connect for each sprinkler valve station required to be supervised.Duct Smoke Detectors: Furnish and connect duct detectors mounted by others to fire alarm system. C. Smoke Detectors: Install ceiling-mounted detectors not less than 4 inches from a sidewall to the near edge. Install detectors located on the wall at least 4 inches but not more than 12 inches below the ceiling. For exposed solid joist construction, mount detectors on the bottoms of the joists. On smooth ceilings, install detectors not over 30 feet apart in any direction. Install detectors no closer than 5 feet from air registers. D. Audible Notification Appliances: Install not less than 80 inches above the finished floor, not more than 96 inches above finish floor, and at least 6 inches below the ceiling. Install bells and horns on flush-mounted back boxes with the device-operating mechanism concealed behind a grille or as indicated. Combine audible and visual notification appliances at the same location into a single unit. Visual Notification Appliances: Install not less than 80 inches above the finished floor; not more than 96 inches above finish floor, and at least 6 inches below the ceiling. E. Fire Alarm Control Unit: Surface mount with tops of cabinets not more than 6 feet above the finished floor F. Provide Digital Alarm Communicator Transmitter for connection to central monitoring agency in compliance with local code regulations. Connect to Owner's telephone lines. G. Provide sprinkler supervision. H. Ground cable shields and equipment. I. Wiring Method: a. Install wiring "fished" in concealed spaces. b. Secure to building elements. c. Run parallel and perpendicular to building elements above suspended ceilings. A. Run in metal raceways where indicated. 3.2 FINAL TEST A. The contractor's job foreman, a representative of the owner, and the fire department shall operate every building fire alarm device to ensure proper operation and correct annunciation at the control panel. B. At least one half of all tests shall be performed on battery standby power. C. Where application of heat would destroy any detector, it may be manually activated. D. The signaling line circuits and notification appliance circuits shall be opened in at least two (2) locations to check for the presence of supervision. E. When the testing has been completed to the satisfaction of both the contractor's job foreman and the representatives of the owner, a notarized letter co-signed by each attesting to the satisfactory completion of said testing shall be forwarded to the owner and the fire department. F. The contractor shall leave the fire alarm system in proper working order, and, without additional expense to the owner, shall replace any defective materials or equipment provided by him under this contract within one year (365 days) from the date of final acceptance by the awarding authority. Prior to final test, the fire department must be notified in accordance with local requirements. H. 3.3 WARRANTY A. The contractor shall warrant all equipment and wiring free from inherent mechanical and electrical defects for one year from the date of final acceptance.
