Each fan coil shall have a thermostat for heating and cooling setpoints. The unit shall remain on until setpoint is reached. 3.The heat pump system is to be the primary heating/cooling system to reach setpoint temperatures. A.In heating mode, the thermostat shall call for heat from the fan coil/heat pump and they shall remain on until satisfying setpoint temperature. If the space temperature cannot be satisfied and the temperature drops 3 degrees below setpoint temperature, the 2nd stage heat 24 Volt DC output shall energize the electric resistance heat relays. The electric heat will be integral to the fan coil. B.In cooling mode, the thermostat shall call for cooling from the fan coil/heat pump and they shall remain on until satisfying setpoint temperature. In cooling mode, the electric resistance heat shall be locked out. B.EXHAUST FANS: 1.EF-1 Bathroom exhaust fan; The bathroom exhaust fan shall run continuously. In three bedroom units the fan shall run at 65 CFM,in two bedroom units the fan shall run at 50 CFM, in one bedroom units the fan shall run at 35 CFM. . 2.EF-2 Fire pump room fan; The corridor ventilation fan shall run continuously at 50 CFM. 3.EF-1 Corridor bathroom exhaust fan; The bathroom exhaust fan shall turn on and run at 50 CFM when occupancy is sensed by a wall mounted occupancy sensor. When occupancy is no longer sensed, the fan shall turn off. C. ELECTRIC WALL HEATER & BASEBOARD HEATERS 1.In the stairwells and corridors, there shall be an internal thermostat (set to 68 degrees F) with lockout that is to control setpoint temperatures. Upon a call for heat, the heater shall turn on and remain on. Upon setpoint being satisfied, the heater shall turn off and remain off. Electric baseboard heaters shall have a unit mounted thermostat (set to 68 degrees F). Upon a call for heat, the heater shall turn on and remain on. Upon setpoint being satisfied, the heater shall turn off and remain off. D.ENERGY RECOVERY VENTILATOR SYSTEMS: 1. ERV-1 (Gym/Game room & 4th floor & Lounge); Once enabled, the exhaust and outdoor air motorized dampers shall be open 100% and supply and exhaust fans shall run. The unit shall be enabled by a wall mounted CO2 sensor setpoint reading over 700 ppm (adjustable) and a ceiling mounted occupancy sensor (located in each bathroom and one in the fitness center). Once the CO2 setpoint and occupancy sensors are satisfied, supply and exhaust fans shall stop and the exhaust and outdoor air motorized dampers shall be closed. The unit shall have an electric resistance duct heater that the internal SRC controller shall control based on supply air temperature. 2. ERV-1 (Corridors); The corridor ERV shall run continuously. The unit shall have an electric resistance duct heater that the internal SRC controller shall control based on supply air temperature. 3. ERV-2; Once enabled, the exhaust and outdoor air motorized dampers shall be open 100% and supply and exhaust fans shall run. SEQUENCE OF OPERATIONS Part 1 -GENERAL 1.1 SUBMITTALS A.Provide electronic (pdf) submittals of the following: 1.Equipment 2.Equipment pads 3.Lineset tubing and insulation 4.Rigid and flexible duct 5.Duct insulation 6.Registers, grilles, louvers, wall caps, radiation dampers 7.Ductwork shop drawings B.Testing and Balancing report air-side (all supply/return/ventilation/exhaust registers). AABC or NEBB qualified balancer. C.Closeout 1.Operation and Maintenance Manual 2.As-Built drawings PART 2 -PRODUCTS 2.1 HEATING AND COOLING SPLIT SYSTEM A.System shall be a variable refrigerant flow series DX split type air conditioner using multiple indoor units of varying type and size, an inverter driven outdoor condensing unit and a direct digital control system to ensure an efficiently controlled, operated and engineered system. B.There shall be a 5 year warranty on the compressor and 1 year plus extended on all other parts. A certified contractor shall install the system to receive the extended warranty. C.Refrigerant circuit 1.The refrigerant circuit shall include manufacturer supplied Y-branches or Header fittings to connect to single or multiple (ducted, non-ducted or mixed) indoor units to effectively and evenly distribute refrigerant throughout the VRF system. 2.All field installed refrigerant pipes between outdoor unit and Y-branch or Header and from Y-branch or Header to indoor units shall be field provided. 3.Factory installed microprocessor controls in the outdoor unit, and indoor units shall perform functions to efficiently operate the VRF system. 4.Communication between components shall be provided via a field provided and installed 18 AWG shielded wire pair and terminated in a RS485 daisy chain configuration. 5.Outdoor Unit shall be capable of continuous operation between the following outdoor ambient range. Operation outside of these conditions is possible and may involve non-continuous operations. a.Cooling: 23°F DB to 122°F DB b.Heating: -4°F WB to 61°F WB 6.The system shall be capable of operating at an elevation of at lease 164 feet above or 131 feet below the indoor units. 7. All field provided piping shall be de-hydraded ACR copper pipe. Other pipe materials shall not be allowed. 8. All refrigerant piping shall be insulated with 1" insulation. 2.2 FAN COIL 1.The fan coil unit shall be designed to operate in the vertical (upflow) configuration or horizontal (left) end discharge. 2.Unit shall be equipped with factory installed temperature thermistors for: a.Return air 1.Refrigerant entering coil 2.Refrigerant leaving coil 3.Unit shall have the following functions as standard: a.Self-diagnostic function b.Auto addressing 1.Auto restart function d.Auto changeover function (Heat Recovery system only) 1.Auto operation function 2.Child lock function 3.Forced operation 4.Dual thermistor control 5.Sleep mode 6.External static pressure (ESP) control 7.Dual setpoint control 8.Multiple aux heater applications 9.Filter life and power consumption display 2.3 DUCTWORK A.Metallic ductwork 1.Sheet metal per SMACNA HVAC Duct Construction Standards -Metal and Flexible, low pressure requirements. a.Round ducts 1)12" or less: 30 gauge 2)Over 12": 26 gauge b.Rectangular ducts 1)36" or less: 30 gauge 2)Over 36": 26 gauge c.Fabricate round and rectangular duct hangers and supports from materials and methods outlined in SMACNA -Low Pressure Duct Construction Standards, 5th Edition. d.All ductwork is to be rigid. e.Duct sizing -Pressure drop shall be no more than 0.1" SP/100 feet of duct. B.Insulation 1.All fiberglass products shall be fornaldehyde-free. 2.Duct insulation in conditioned spaces: Supply R-5; Return none. 3.Duct insulation in unconditioned spaces: Supply and Return R-8. 4. Duct insulation for ERV; Exhaust duct and outdoor air intake duct R-8. C.Duct sealant options: a.RCD Corp Mastic #6, Hardcast Iron-Grip 601, or equal, with fiberglass mesh tape, UL 181. b.Automated aerosolized sealant: Aeroseal or approved equal. D.Registers and grilles 1.Wall supply registers: Hart & Cooley with opposed blade damper. 2.Wall return grilles: Hart & Cooley 3.Exterior louvers: Alumininum, drainable, depth to coordinate with wall construction. 4.Provide register and louver frame styles compatible with mounting surface. 5.All registers types, colors, and locations are to be coordinated with architect. E.Ceiling Radiation Dampers 1. Greenheck CRD-1 or approved equal. 2. Install as per manufacturers instructions F. Dryer Duct 1.30 ga. galv or aluminum, 4"ø rigid metal or 31/4x10 wallstacks to roof w/gooseneck and backdraft damper. 2.Makeup air required where dryer exceeds 200 cfm. 3.Exhaust ducts for domestic clothes dryers shall have a smooth interior finish. The entire exhaust system shall be supported and secured in place. The male end of the duct at overlapped duct joints shall extend in the direction of airflow. Clothes dryer transition ducts used to connect the appliance to the exhaust duct system shall be metal and limited to a single length not to exceed 8 feet in length and shall be listed and labeled for the application. Transition ducts shall not be concealed within construction. 4.Provide clean out at all vertical sections of dryer exhuast duct. 5.Seal all penetrations with non-combustible material. 2.4 MECHANICAL IDENTIFICATION A.Plastic Nameplates: All equipment is to have laminated three layer black plastic with engraved white letters. Tag size minimum 1½”square. B.Plastic Tape Pipe Markers: All ducts and pipes are to have flexible, vinyl film tape with pressure sensitive adhesive backing and printed markings. Green background with white letters. 2.5 CONTROLS A.Provide all controls as required on the schedules and to implement Sequence of Operation described on this sheet. PART 3 -EXECUTION 3.1 INSTALLATION A.General 1.Install all equipment per manufacturer's instructions and standard trade practices. Set units level and plumb. Provide vibration isolation in between the condensing unit and the base stand. 2.All equipment shall have vibration isolation incorporated into the support system. 3.Provide clearances as specified by the manufacturer. 4.Provide access panels for concealed equipment, valves, dampers. 5.Coordinate locations of all equipment with architectural drawing. 6.Provide electric power, per NEC. Verify compatibility with equipment power characteristics. Provide new circuit breakers as required. Label breakers with neat, permanent markings. 7.All work is to be done in accordance with 2015 Uniform Code with 2016 NYS supplements. B.Refrigerant Piping 1.Size and insulate refrigerant piping per manufacturer's instructions. Provide UV protectant coating for exposed exterior insulation. Comply with ASHRAE 15. Exterior pipes shall be encased in a PVC pipe cover. Referigerant piping on roof shall be supported every 4'. Perform Triple Leak and Pressure Test as per manufacturer’s instruction including checking all connections for leaks by applying a bubble solution to all joints. Document the locations of any leaks found and fix leaks and retest as per manufacturer’s instructions. Once Leak and Pressure Test is completed perform Triple Evacuation Procedure as per the manufacturer’s instructions. Once the system has been properly evacuated confirm the necessity of additional Refrigerant Trim Charge as per the manufacturer’s instructions and engineering documents. Document any refrigerant added for each unit and final refrigerant charge. If there are joints between the indoor and outdoor units other than at the units, document on as built drawings including piping riser diagram so that the joint can be located post-construction. Provide documentation for the above testing including the name of the person performing the test, day/time, results of any leaks that needed to be fixed. Notify engineer at least 48 hours prior to the testing. C.Ductwork 1.All duct shall be galvanized steel unless noted otherwise. Fiberglass ductboard NOT permitted. 2.Provide flexible connection to vibration producing equipment. 3.Maximum 6 feet of flexible duct for connection to registers and diffusers only. Install properly supported with no kinks or sharp bends. Seal connections with adhesive and ties per Manufacturer's instructions. 5.Maximum of 8 feet total in runs of flexible duct for exhaust fans. 6.All mitered duct elbows are to be equipped with air-turning vanes. All radiused duct elbows are to have minimum interior radius equal to one times the duct width (width being duct dimension in direction of radius). 7.Provide duct transitions as required for clearance and duct crossovers. 8.All duct dimensions listed on plans are inside clear dimensions. 9.Install fire dampers in all ductwork greater than 100 square inches that penetrates a fire rated wall or barrier. D.Duct Sealing 1.Seal all duct joints according to one of the specified products. Method of application per manufacturer's instructions. The supply ducts shall have air losses of less than 10% of the total air flow volume measure at the fan or air-moving device. 3.2 COMMISSIONING, TESTING, AND BALANCING A.Equipment to be commissioned 1.Split System HVAC equipment 2.Fan/coil units 3.Exhaust fan 4.Controls B.Equipment checkout and startup 1.Verify proper installation, initial settings, and calibration of all controls and valves. 2.Provide startup as specified by manufacturer. 3.Verify sequence of operation as directed by the specifications and the manufacturer. 4.Verify all safety controls. C.Measurements and Adjustments 1.Measure all air flows, temperatures and other characteristics as indicated in the drawings and specifications or required by the manufacturer. 2.Measure motor currents. 3.Measure temperature rise or drop as appropriate through fan coils. 4.Adjust equipment for smooth, quiet operation. Lubricate as directed by the manufacturer 5.For outdoor condensing and heat pump units, measure and report: 5.1.Outdoor air temperature 5.2.Superheat 5.3.Subcooling 5.4.Final refrigerant charge D.Reports 1.Provide written test and balance report, including sequences tested. 2.Identify equipment, date and time of test. 3.Provide design, initial, and final airflow values. 4.Report shall be signed by Contractor and Owner's representative. E.Training 1.Provide a minimum 4 hours of on site training and instructions of the system operation. Schedule training with Owner in writing to allow for attendance by maintenance staff. Obtain Owner signoff for completion of training. 3.3 O&M, AS BUILTS AND WARRANTY A.Provide (1) hard copy and (1) digital copy of O&M manuals. B.Provide (1) full size hard copy and (1) digital copy of as-built drawings. C.Provide all warranty information.
