State St. Ithaca, NY 14850 August 26, 2019 William Epthimiatos City of Ithaca Building Department Code Officer 108 E Green St, 4th Floor Ithaca, NY 14850 RE: 701 Cliff St., Ithaca, NY 14850 Dear Billy: I am writing on behalf of Zachary Boggs regarding his project at 701 Cliff Street (R3-a zoning, Tax Parcel # 500700-38-3-7). He is proposing a new detached single-family home. We believe the project complies with the requirements of the 2015 IRC, and City of Ithaca housing and zoning requirements. IRC R303 The building will have artificial lighting and mechanical ventilation, and also meet requirements for natural light and ventilation. IRC 304 All habitable spaces (living sleeping, eating and cooking) are larger than 70 SF. They also meet City of Ithaca space requirements. IRC R305 Ceiling heights comply with the Code. IRC 308 Doors will include safety glazing. No operable window has a sill lower than 18 inches, so safety glazing is not required. IRC 308.6 Mr. Boggs will provide cut sheets of the proposed skylights to verify compliance with the Code. IRC 310 All operable windows (except at bathroom) meet the requirements for emergency escape and rescue. IRC 311.7.10 Spiral stair (12 risers at 9”) complies with IRC requirements. IRC 311.8 Access ramp (1:12 slope) complies with IRC requirements. IRC 312.2 No operable window has a sill lower than 24”AFF. Therefore, guards or WOCDs are not required. IRC 314 Combination interconnected smoke/CO detectors are shown on the drawings. IRC 319 Drawings show the ‘701’ site address number. IRC 325 The mezzanine complies with IRC requirements. IRC Ch. 10 Mr. Boggs will provide cut sheets of the proposed wood stove to verify compliance with the Code. IRC Ch. 11 The project passes ResCheck. Report attached.
