Such changes are to be incorporated into the Construction Documents and shall apply to the work with the same meaning and force as if they had been included in the original document. Wherever this Addendum modifies a portion of a paragraph of the specifications or a portion of any Drawing, the remainder of the Paragraph or Drawing shall remain in force. NOTE: Provisions of all Contract Documents apply. Item 1. BID PROPOSAL CERTIFICATION FORM, BF-1, Item 3.c. DELETE in its entirety. REPLACE with: Following are additional Milestone Dates: Completion of Lab 105 and 107 within twenty-five (25) calendar days from commencement of construction activities to allow occupancy for lab use. Lab 107 is an active lab, so coordination with lab user is critical. GENERAL REQUIREMENTS Item 2. Section 01 11 00, Item 1.3.A DELETE in its entirety. REPLACE with: A. Turn over Lab 105 and 107 for use by November 15, 2020. Lab 103 to be turned over by December 31, 2020. Lab 107 is an active lab, so coordination with lab user is critical. Item 3. ADD Section 01 21 00 – Allowances, attached. DRAWINGS Item 4. Drawing A-101, Keyed Renovation Notes DELETE Keyed Renovation Note 6 in its entirety. REPLACE with: 6. Electrostatically paint all metal surfaces in rooms 103 and 105 color PT-1. This includes all laboratory casework, tall cabinets, table frames, and fume hoods (interior and exterior). This revision does not include new scope, but now shows lighting and sprinkler locations for clarification. Item 7. Drawing P-001 DELETE Plumbing Piping Schedule and Specifications in its entirety. REPLACE with revised schedule AD-2_P-001 Plumbing Schedule Revision, attached. Item 8. Drawing P-001, Piping Accessory Schedule and Specifications ADD the following note: Pressure Reducing Valves PRV-3-103 are furnished by Owner, installed by Contractor. Item 9. Drawing E-101, General Notes ADD 3.0 Existing light fixtures and all other electrical ceiling mounted devices are intended to be reused. Carefully remove electrical ceiling mounted items to accommodate ceiling removal for mechanical work, store, and reinstall items after ceiling is reinstalled. Item 10. This Section describes Allowances to be carried in the Base Bid by the Contractor. B. Drawings and general provisions of the Contract, including General Conditions and other Division 01 Specification Sections, apply to this Section. C. The Specification Section containing the pertinent requirements of materials and methods to achieve the Work described herein. Selected materials and equipment are specified in the Contract Documents by allowances. 1.2 SUMMARY A. Definition: An allowance is an amount determined by the Owner or calculated by the Contractor based on given quantities and stated on the Bid Proposal Submission Form. B. Certain items are specified in the Contract Documents by allowances. Allowances have been established in lieu of additional requirements and to defer selection of actual materials and equipment to a later date when direction will be provided to the Contractor. Items covered by these allowances shall be supplied for such amounts and by such persons as the Owner may direct. All uses of the allowances will require the prior written approval of the Owner via a Field Change Authorization. C. Types of Allowances may include: 1. Lump Sum Allowance 2. Unit Price Allowance 1.3 SELECTION AND PURCHASE A. At the earliest practical date after award of the Contract, advise the Architect of the date when final selection and purchase of each product or system described by an allowance must be completed to avoid delaying the Work. The Contractor shall provide the Owner fourteen (14) calendar days minimum notification of date. B. At the Owner’s request, the Contractor shall obtain proposals for each allowance for use in making final selections. The Contractor shall include recommendations that are relevant to performing the work. C. The Contractor shall purchase products and systems selected by the Architect and Owner from the designated supplier. Submit proposals for purchase of products or systems included in allowances, in the form specified for Change Orders. B. Submit invoices or delivery slips to show actual quantities of materials delivered to the site for use in fulfillment of each allowance. C. Submit time sheets and other documentation to show labor hours and cost for installation of allowance items that include installation as part of the allowance. D. Coordinate and process submittals for allowance items in the same manner as for other portions of the work. 1.5 COORDINATION A. Coordinate related Work and modify or adjust adjacent Work as necessary to ensure that Work affected by each accepted allowance is complete and fully integrated into the Project. B. The Contractor shall include the dollar value of each scheduled allowance number as a separate line item in the Schedule of Values and identify each allowance with Section number 01 21 00. C. The Owner shall provide the Contractor with a Field Change Authorization prior to proceeding with the Work of an allowance. 1.6 LUMP SUM AND UNIT PRICE ALLOWANCES A. Allowances shall include cost to the Contractor of specific products and materials ordered by the Owner or selected by the Architect under allowance and shall include applicable taxes, freight, and delivery to the Project site. B. Included as part of each allowance are miscellaneous devices, accessory objects or similar items incidental to or required for a complete installation whether or not mentioned as part of the allowance. C. Unless otherwise indicated, Contractor’s cost for receiving and handling at Project site, labor, installation, overhead and profit, and similar costs related to products and materials ordered by the Owner or selected by the Architect under allowance shall be included as part of the Contract Sum and not part of the allowance. D. Unused Materials: Return unused materials purchased under an allowance to the manufacturer or supplier for credit to the Owner, after installation has been completed and accepted. 1. If requested by the Owner, retain and prepare unused materials for storage by the Owner. Deliver unused material to Owner’s storage space as directed. Allowance Adjustment: To adjust allowance amounts and scope of work, prepare a Change Order proposal based on the difference between purchase amount and the allowance, multiplied by final measurement of work-in-place where applicable. If applicable, include reasonable allowances for cutting losses, tolerances, mixing wastes, normal product imperfections, and similar margins. 1. Include installation costs in purchase amount only where indicated as part of the allowance. 2. Prepare explanation and documentation to substantiate distribution of overhead costs and other margins claimed. 3. Submit substantiation of a change in scope of work, if any, claimed in Change Order related to unit-cost allowance. 4. Owner reserves the right to establish the quantity of work-in-place by independent quantity survey, measure, or count. B. Submit claims for increased costs because of a change in scope or nature of the allowance described in the Contract Documents, whether for the purchase order amount or Contractor’s handling, labor, installation, or overhead and profit. Submit claims in accordance with General Conditions – Changes in Work within twenty-one (21) days of receipt of Field Change Authorization authorizing work to proceed. The Owner will reject claims submitted later than twenty-one (21) days after such authorization. 1. Do not include Contractor’s or subcontractor’s indirect expenses in the Change Order cost amount unless it is clearly shown that the nature or extent of work has changed from what could have been foreseen from information in the Contract Documents. 2. No change to Contractor’s indirect expenses is permitted for selection of higher or lower priced materials or systems of the same scope and nature as originally indicated. 2.0 PRODUCTS – NOT USED 3.0 EXECUTION 3.1 EXAMINATION A. Examine products covered by an allowance promptly on delivery for damage or defects. Return damaged or defective products to manufacturer for replacement. 3.2 PREPARATION A. Coordinate materials and their installation for each allowance with related materials and installations to ensure that each allowance item is completely integrated and interfaced with related work. I have noted from pre-bid that it ends 9/4 at noon. Seems early considering bid date is the 16th. See Addendum 1, Item 1. 2 Electrical Drawings Electrical drawings do not cover lighting scope, please confirm the existing lights are to be re-used. A significant portion of ceiling needs to be removed in rooms 105 and 103 to accommodate the mechanical scope. The lights will need to be removed when/where the ceiling is removed. Please confirm this scope is to be covered by this project.
