EVENT GRAVITY DRAINING IS NOT POSSIBLE CONDENSATE PUMPS SHALL BE
PROVIDED WITH APPROVAL FROM THE ENGINEER AND THE BUILDING FACILITIES

ALL LABORATORY SPACES SHALL BE BALANCED SUCH THAT A NEGATIVE PRESSURE
IS MAINTAINED RELATIVE TO OFFICES, CORRIDORS, STUDENT WORK AREAS, OR

ADDITIONAL REDUCED AIRFLOW RATES FROM THE UNOCCUPIED MODE SHALL BE PREDETERMINED BY THE FACILITIES ENGINEER AND HEALTH AND SAFETY OFFICER (HSO). THE EXHAUST
AIR VALVES SERVING CLOSED OFF EQUIPMENT SHALL BE CLOSED. THE OVERALL ROOM ACH SHALL NOT FALL BELOW 3 ACH AS DETERMINED BY THE HSO. ANY EQUIPMENT DETERMINED
NOT TO BE CLOSED DOWN SHALL ENTER INTO UNOCCUPIED MODE. THE SUPPLY AIR VALVE SHALL BE ALLOWED TO RESET DOWN TO ITS HIBERNATION MODE MINIMUM. THE GENERAL
EXHAUST VALVE SHALL CONTINUE TO TRACK THE OVERALL ROOM EXHAUST TO MAINTAIN REQUIRED ROOM OFFSET.

A.GENERAL

SYSTEM SHALL BE CONTROLLED THROUGH THE BUILDING AUTOMATION SYSTEM (BAS).
ALL SET POINTS SHALL BE ADJUSTABLE.
THE BAS SHALL BE CAPABLE OF STARTING AND STOPPING THE SYSTEM FOR SEVEN DIFFERENT DAILY SCHEDULES PER WEEK.
THE BAS SHALL BE CAPABLE OF RETAINING ITS PROGRAMMING AND TIME SETTING DURING A LOSS OF POWER FOR AT LEAST TEN HOURS.
ALL SAFETIES SHALL BE HARD WIRED INTO THE FAN MOTOR POWER CIRCUIT, AND SHALL REQUIRE MANUAL RESET.
DESIGN INTENT: THE AIR HANDLING UNIT IS PROVIDING HEATING, COOLING, AND POSITIVE PRESSURIZATION FOR THE SPACES SERVED. AIRFLOW CONTROL DEVICES WITH REHEAT COILS SHALL BE PROVIDED ON
THE ZONE SUPPLY CONNECTIONS.
B.DISABLED MODE
1.WHEN THE UNIT IS DISABLED, THE SUPPLY FANS SHALL BE OFF, THE OUTSIDE AIR DAMPER SHALL BE CLOSED, THE RETURN DAMPER SHALL BE OPEN, AND THE COOLING COIL CONTROL VALVES SHALL BE CLOSED.
THE GLYCOL PREHEAT COIL SHALL REMAIN AVAILABLE FOR SIGNAL FROM THE CHILLED WATER COIL FREEZE STAT.
C.NORMAL OPERATING MODE

SUPPLY AIR FAN SHALL MODULATE VIA A VARIABLE FREQUENCY DRIVE AS REQUIRED TO MAINTAIN THE SUPPLY DUCT STATIC PRESSURE SET POINT. THE SUPPLY DUCT STATIC PRESSURE SET POINT SHALL BE RESET
AS NEEDED TO MAINTAIN THE CRITICAL ZONE DAMPER POSITION AT 95% OPEN.
COOLING MODE: WHEN DISCHARGE AIR TEMPERATURE RISES ABOVE SETPOINT, COOLING MODE SHALL BE INITIATED. THE CHILLED WATER CONTROL VALVE SHALL MODULATE AS REQUIRED TO MAINTAIN THE
DISCHARGE AIR TEMPERATURE SET POINT.
DISCHARGE AIR TEMPERATURE (DAT) RESET: THE DISCHARGE AIR TEMPERATURE SHALL BE ALLOWED TO RESET BASED ON AN AVERAGE SPACE TEMPERATURE OF THE ASSOCIATED VAV ZONES. WHEN THE
AVERAGE ZONE TEMPERATURE IS BELOW THE SETPOINT FOR A PERIOD OF 15 MINUTES (ADJUSTABLE) THE DAT SHALL BE ALLOWED TO RESET UP TO 65°F. UPON A CALL FOR COOLING IN ANY ZONE FOR A PERIOD
GREATER THAN 15 MINUTES (ADJUSTABLE) THE DAT SHALL RETURN TO A 55°F SETPOINT.
DEHUMIDIFICATION MODE: THE ZONE HUMIDITY LEVELS SHALL BE MONITORED BY THE BMS. IF AT ANY TIME A ZONE HUMIDITY LEVEL RISES ABOVE 60% RH (ADJUSTABLE) THE DAT RESET SHALL BE OVERRIDDEN AND
THE DAT SETPOINT SHALL RETURN TO 55°F.
D.MORNING WARM UP
1.THE OUTSIDE AIR DAMPER SHALL REMAIN OPEN TO SATISFY ROOM PRESSURIZATION REQUIREMENTS. THE SPACE TEMPERATURE SENSOR SET POINT SHALL BE THE SAME AS DURING NORMAL OPERATING MODE.
THE DAT SHALL RESET TO 65°F. THE ZONE VAVs SHALL OPEN TO THEIR MAXIMUM AIRFLOWS AND REMAIN OPEN UNTIL THE SPACE TEMPERATURE SETPOINT IS SATISFIED. THE HOT WATER CONTROL VALVE SHALL
MODULATE TO ITS FULL OPEN POSITION. UPON REACHING THE SPACE TEMPERATURE SETPOINT, NORMAL MODE SHALL RESUME.
E.VENTILATION CONTROL

THE OUTSIDE AIR DAMPER AND THE RETURN AIR DAMPER SHALL MODULATE BASED ON THE OUTSIDE AIR DAMPER AFMS TO MAINTAIN PRESSURIZATION. THE AIR FLOW SET POINT OF 300 CFM SHALL BE
ESTABLISHED DURING SYSTEM AIR BALANCING AND SHALL BE MONITORED BY THE OUTSIDE AIR DAMPER AFMS.
THE GLYCOL PREHEAT COIL SHALL MODULATE TO MAINTAIN MINIMUM DISCHARGE AIR TEMPERATURE TO THE COOLING COIL 48 °F (ADJUSTABLE).

A FREEZESTAT LOCATED UPSTREAM OF THE CHILLED WATER COIL SHALL SIGNAL THE GLYCOL COIL CONTROL VALVE TO MODULATE TO ITS FULL OPEN POSITION WHEN THE AIR TEMPERATURE SENSED ON ANY
SEGMENT OF THE SERPENTINE SENSING ELEMENT HAS DROPPED BELOW 40°F (ADJUSTABLE). IF AFTER A PERIOD OF 5 MINUTES (ADJUSTABLE) THE FREEZE STAT IS STILL SENSING ANY POINTS BELOW 40°F AN
ADDITIONAL ALARM SHALL BE SIGNALED AND THE BACS SHALL CLOSE THE OUTSIDE AIR DAMPER . AT THE SAME TIME THE RETURN AIR DAMPER SHALL FULLY OPEN. THE FREEZESTAT SHALL BE RESET WITH ITS
OWN MANUAL RESET BUTTON.
UPON ACTIVATION OF THE SUPPLY OR RETURN AIR SMOKE DETECTORS, THE SUPPLY FAN SHALL SHUT DOWN WITH THE HOA SWITCH IN BOTH THE HAND AND AUTO POSITIONS, AND THE OUTSIDE AIR DAMPER
SHALL CLOSE. THE FIRE ALARM SYSTEM SHALL BE WIRED DIRECTLY TO THE FAN START CIRCUIT. SMOKE DETECTORS SHALL BE FURNISHED BY DIVISION 26, INSTALLED IN THE DUCTWORK WHERE INDICATED BY
DIVISION 23, AND WIRED TO THE FIRE ALARM SYSTEM BY DIVISION 26.
THE SUPPLY AIR STATIC PRESSURE SENSOR SHALL SHUT DOWN THE SUPPLY FANS WHEN THE DUCT STATIC PRESSURE EXCEEDS 3" W.C. (ADJUSTABLE). WHEN THE FAN IS SHUT DOWN, AN ALARM SHALL BE
INITIATED.
THE DDC CONTROL SYSTEM SHALL MONITOR THE STATUS OF THE SUPPLY FAN VIA THE CURRENT SENSOR. IF ANYTIME THE SUPPLY FAN IS ENABLED AND AFTER A 20 SECOND DELAY THE CONTROL SYSTEM
SENSES NO CURRENT, THE SUPPLY FAN SHALL BE TURNED OFF AND AN ALARM SHALL BE INITIATED ON THE BAS.
THE CONTROL SYSTEM SHALL MONITOR THE DISCHARGE AIR TEMPERATURE VIA A TEMPERATURE SENSOR LOCATED IN THE SUPPLY DUCT. IF THE DISCHARGE AIR TEMPERATURE DEVIATES MORE THAN 5 F ABOVE
OR BELOW THE SETPOINT FOR A PERIOD OF 5 MINUTES WHILE THE UNIT IS ENABLED, AN ALARM SHALL BE INITIATED ON THE BAS.
FOLLOWING A SAFETY SHUT-DOWN, A MANUALLY INITIATED RESTART COMMAND SHALL RESTART THE SYSTEM AS PREVIOUSLY DESCRIBED UNDER NORMAL OPERATING MODE.

9.PROVIDE POWER TO ALL VAV BOXES AND TERMINAL CONTROL UNITS.

BE FROM SOURCES AS SCHEDULED ON THE ELECTRICAL DRAWINGS.
10.ELECTRICAL CONTRACTOR SHALL PROVIDE POWER WIRING TO, BETWEEN,
AND FROM ALL DISCONNECT SWITCHES AND MOTOR STARTERS, WHETHER
IN THE SAME ENCLOSURE OR MOUNTED AS SEPARATE UNITS. ALL VARIABLE
FREQUENCY DRIVES (VFD'S), COMBINATION STARTERS, AND MANUAL
MOTOR STARTERS SHALL BE FURNISHED BY DIVISION 23 AND SHALL BE

11.ALL SAFETY DISCONNECT SWITCHES SHALL BE SUPPLIED AND INSTALLED BY
DIVISION 26. REFER TO SECTION 260500. REFER TO MECHANICAL AND
ELECTRICAL PLANS FOR UNIT AND DEVICE LOCATIONS. SAFETY
DISCONNECTS ON THE LOAD SIDE OF VFD'S SHALL BE EQUIPPED WITH
AUXILIARY CONTACTS AND WIRING BACK TO RUN-ALLOW TERMINALS ON
THE VFD TO PREVENT DISCONNECT FROM BEING CLOSED WITH THE VFD
UNIT ACTIVATED.
12.WIRING BETWEEN MOTOR CONTROLLERS AND 2-SPEED MOTORS AND
WYE/DELTA TYPE MOTORS SHALL INCLUDE 6 WIRES. WIRE SIZES SHALL
MATCH FEEDER TO CONTROLLER UNLESS OTHERWISE NOTED.
13.ELECTRICAL CONTRACTOR SHALL PROVIDE 120 VOLT POWER WIRING TO
ALL TEMPERATURE CONTROL PANELS, IRRIGATION CONTROL PANELS, AND
OTHER CONTROLLERS SUPPLIED BY OTHER DIVISIONS.
14.DO NOT SCALE THE DRAWINGS FOR DIMENSIONS NOT INDICATED. CONSULT
