HomeMy WebLinkAbout06_Technical Specifications 302 & 308 Wait Ave, Roof Replacements Cornell University 302, 308 Wait Ave, Ithaca, NY 14850 July 14, 2014 Technical Requirements Introduction: The residences at 302 and 308 Wait Avenue were constructed in 1899 and 1905, respectively. Both are in the Cornell Heights Historic District. They are currently utilized as cooperative housing residences for Cornell students. This RFP seeks proposals to complete all elements of work to replace and warrantee the roofs at both buildings. Work Scope: The scope of work is as follows: Bids shall reflect roof replacement scope defined below as it is pertains to the roof plans and drawings for 302 Wait Ave and 308 Wait Ave. 302 Wait Avenue Roof Replacement Scope: Removal and disposal of existing shingles, drip edges, and associated ridge vents and flashings as needed for the areas being replaced. Remove existing gutters and downspouts at all roofs, for the entire building. Contact Project Manager for site review and inspection of exposed decking and gutter conditions. Any areas found to need repairs to sheathing/decking will be handled on a T&M basis, based on the unit price. Provide a unit price for removal of damaged sheathing / decking and furnishing and installation of new decking. Installation of new ½” CDX plywood decking with staggered joints (where required). NOTE: Roof above porch on the west and south sides of the building has been recently installed and shall not be removed or replaced. Roof above the dormer on the east side of the building has been recently replaced and shall not be removed or replaced. Installation of CertainTeed WinterGuard ice and water shield, minimum of 3 foot wide at eaves, valleys, hips, intersections of roof planes, rakes and any chimney cricket areas per manufacturer recommendations. Ice and water shield shall extend a minimum of 2 feet past the line of the exterior building. At valleys, ice and water shield shall use a minimum of 2 rolls wide (minimum 36” wide rolls), with 50% overlap at valley. Installation of #30 felt underlayment. Installation of new aluminum drip edges. Installation of new aluminum step and counter flashings. At east elevation dormer, contractor shall cut wood siding (if required) tight along roof flashing, temporarily remove (or pull up) wood siding to install step flashing at sides of dormer. At east elevation dormer(s), contractor shall temporarily remove wood sills to provide flashing below sills. Reinstall sills when complete. Installation of new Shangle Ridge vented ridge cap. Installation of new aluminum gutter to match existing gutter size and style. Gutter Size: 6 inches (6K) Aluminum Thickness: 0.032 inch. Finish: Hylar 5000 / Kynar 500 finish, factory-applied. Color to be determined by owner, from manufacturer’s standard colors. Gutters shall be painted to match existing. Rectangular downspouts to be replaced. Size: 3 by 4 inches. Length: Standard 10 foot length. Texture: Corrugated. Aluminum Thickness: 0.032 inch. Correct areas where downspouts drain onto lower roofs. Route downspouts directly to lower roof gutters, grade, or storm water receivers. Prep / Scrape and paint trim / rafter tails prior to installation of new gutters. Paint any wood trim to be covered by flashing or gutters. Installation of CertainTeed - Hatteras, 40 year architectural shingle. Color to be Moire Black. 308 Wait Avenue Roof Replacement Scope: Removal and disposal of existing shingles, drip edges, and associated ridge vents and flashings as needed for the area(s) being replaced. Remove all gutters. Newer galvanized steel gutters to be salvaged for installation. Remove carefully for reinstallation and store securely. Older gutters at porch and dormer roofs may be discarded. Contact Project Manager for site review and inspection of exposed decking and gutter conditions. Any areas found to need repairs to sheathing/decking will be handled on a T&M basis, based on the unit price. Provide a unit price for removal of damaged sheathing / decking and furnishing and installation of new decking. Installation of new ½” CDX plywood decking with staggered joints (where required). Installation of Certainteed Flintlastic SA, 3-Ply SBS modified bitumen system at areas indicated on plan. Installation of #30 felt underlayment at shingled areas of roof. Installation of new galvanized steel drip edges, to match existing gutter’s unpainted finish. Installation of new galvanized steel step and counter flashings, to match existing gutters. At east elevation ground floor entry roof, contractor shall cut wood siding tight along roof flashing, temporarily remove (or pull up) wood siding to install step flashing at sides of dormer. At all dormers, provide step flashing terminated minimum 6” under existing wood shake siding. Temporarily remove wood shakes as required and reinstall. At all dormers with windows directly above roofing, contractor shall temporarily remove wood sills to provide flashing below sills. Provide new step flashings at all chimneys. Installation of new gutter to match existing size and style at porch and dormer roofs. Half-Round Gutter Fabrication: Gutters at 308 Wait Avenue. Gutter Size: 5 inches. Steel Thickness: 0.034 inch (22 gauge). Finish: Mill finish. Provide new downspouts. Size: Round, 4 inch diameter. Length: 10 feet. Texture: Corrugated. Steel Thickness: 0.034 inch (22 gauge). Correct areas where downspouts drain onto lower roofs (typical for all gutters, new and existing). Route downspouts directly to lower roof gutters. Provide splash block at downspout that terminates at lower porch roof (west side of building). Prep / Scrape and paint trim / rafter tails prior to installation of new gutters. Paint any wood trim to be covered by flashing or gutters. Installation of CertainTeed - Hatteras, 40 year architectural shingle at areas indicated. Color to be Moire Black. General Notes: Provide and implement a safety plan to protect contractor employees, occupants of the house, and others who may be on the property during the execution of the project. Prepare shop drawings and submittals for review and approval. Obtain a building permit from the City of Ithaca. Provide a catalog cut of the shingle showing the color (for both 302 Wait Ave and 308 Wait Ave) and built-up roofing (for 308 Wait Ave only) and cut sheets for gutter finishes. Provide roof replacement information to CU Data Loader program - per attached Section 01 78 22. Warranty on the shingle roof shall be 2 years full contractor labor and material against leaks or other failures of roofing materials and installation. Also provide 40 year prorated manufacturer warranty on materials. Warranty on the modified bitumen roof shall be 2 years full contractor labor and material against leaks or other failures of roofing materials and installation. Provide 20 year prorated manufacturer warranty on materials. Asbestos scope – removals by contractor, as noted on Delta drawings and requirements. General Requirements Protect building exit/egress pathways at all times. The house will be occupied during the work. Maintain use of all egress paths and exterior exits at all times. Protect site trees and gardens. Do not park vehicles or store materials within the drip line of trees. Cornell will identify contractor parking, laydown space and a location for a dumpster. Begin work no earlier than 9:00am. Work may continue until 6:00pm. Work on site may start as soon as the contract is issued, to take place during Fall 2014.
