New development in this Sub Area would strengthen the qualities and benefits associated with compact, dense urban environments while providing the CWD with a greater presence along the Site’s Danby Road / State Route 96B edge in the Town. New structures at locations designated within CW2 would emphasize Site entries and approaches into the CWD. Parking is anticipated to consist of surface, on street, and limited enclosed areas. The total gross square footage footprint of residential development in CW2 will be +/- 177,000 gsf. As discussed in more detail below, 639,475 gsf in the CW2 are designated residential for purposes of analyzing potential environmental impacts in this DGEIS. Figure 2.7-3 is a section through this part of the Site and illustrates the topographic and programmatic relationships. Following is a summary of the outstanding conditions from the August 26, 2014 planning board site plan approval and the suggested resolution of those conditions. i . Submission for approval by the Planning Board of revised elevations showing further refinement of the lower level of the west elevation, and showing more emphasis of the horizontal elements on the cantilevered portion of the front fa~ade of the addition (per the depiction in the August 26, 2014 set of four revised perspectives): Response: In terms of "elevations showing further refinement of the lower level of the west elevation", I believe this refers to an early render of the west fa~ade that suggested a mural. Our tenant, rev, learned of a matching grant from the Community Arts Partnership and earmarked $5,000 for the purposes of creating a mural. Rev then released an informal RFP last summer for a mural on the west wall with a submission deadline of October 14th, 2015. Carey Building Associates made an in-kind donation of preparing the surface of the wall by removing the old masonry stucco and re-applying new material so that it would be "mural-ready". This work was outside of the scope of the construction project, but we decided to incur the additional $6,000 expense and directed our general contractor to perform the work for the purpose of creating a surface ready to accept a mural later in the life of construction project when the scaffolding was removed. Unfortunately, the rev staffer who was in charge of grant writing was directed to pursue larger grants that were more related to rev's mission, and the grant application for the mural project was shelved. Such a mural would be the only refinement of the lower west fa~ade that would be allowable, as the west side of the Carey building is directly on the property lot line. In fact at the NW corner of the west far;:ade, the original two story building encroaches on Joe Daley's property by 1.5". Therefore there was no opportunity for articulating or detailing the original two story fa~ade. We did try to relieve the west fa~ade with the glass blocks in the upper floors, and we did re-parge and paint the masonry stucco at the first and second floors in order to provide a blank canvas for Rev's artistic efforts, but the mural at that location was their initiative. Finish Each luminaire receives a fade and abrasion resistant, electrostatically applied, thermally cured, triglycidal isocyanurate (TGIC) textured polyester powdercoat finish. Motion Response (MR) LPW32 luminaires with option "MR" include a passive infrared (PIR) motion sensor (WattStopper® FSP-211 equipped with an FS- L3W lens) capable of detecting motion within 15 feet of the sensor around the luminaire, when placed at an 15 foot mounting height. Available in 120V or 277V input only. Motion sensor off state power is 0.0 watts. When no motion is detected for 10 minutes, the Motion Response system reduces the wattage by 75%, to 25% of the normal constant wattage reducing the light level accordingly. When motion is detected by the PIR sensor, the luminaire returns to full power and full light output. Dimming on low is factory set to 75% with 10 minute default in "full power" prior to dimming back to 25%. Reprogramming of the sensor is possible through the Wattstopper FS1R-100 remote handheld programming tool (sold separately).
