The owner of the above referenced property has made an application to subdivide the property
into two lots. One of the lots would have the exis{ing house and the "neW' lot would be a vacant
parcel of land. By definition of the Village Zoning Ordinance, this is classified as a minor
subdivision. Thd Ordinance states that "... no public hearing shall be required for a minor
subdivision. The Planning Board has traditionally not required a public hearing for minor
subdivisions.
Both lots will be in compliance with the zoning regulations, including lot coverage and setbacks
on the lot with the house. The new lot will have the required width and depth. The original
surveyors map ihdicates that this property was previously separate parcels that have since been
combined. This application will effectively recreate what was previously a separate building lot.
The following regolution will be needed to approve this application:
RESOULTION XXXX: APPROVE SUBDIVISION OF LOT 1O€-5 INTO TWO SEPARATE
LOTS
Whereas, the OrrVner of 115 Northway Road, Tax Parcel No. 1045, has requested to subdivide
the lot into two lots, with the existing house on the northerly Iot and a the southerly lot to be a
vacant building l6t, and
Whereas, the Vilfage Zoning Ordinance allows for such subdivision of land, and classifres a two
lot subdivision a$ a minor subdivision which shall not require a public hearing, and
J{fhereq, the Village Zoning Officer has determined that both lots will be in compliance with all
Village Zoning Regulations, and
Whereas, the NTSCRR 617.5.b SEQRA Regulation classifies this type of application as an
action that does not require environmental review, and
Now Therefore, the Village of Cayuga Heights Planning Board hereby approves the subdivision
of 115 Northway Road, Tax Parcel No. 1GG5, into two separate parcels with the existing house
on one parceland the other parcelto be a separate building lot, and
Therefore, authorizes the Planning Board Chairman to sign the plat, which is to be filed at the
County Clerks Office by the property owner.
