hereby certifo thatthe following Resoh.trions were adopted at a meting of the Village Znning Board of Appeals held on
June 3, 2O24 andare incorporated inthe original minutes of said meeting and are on file and of record with the Village
of Cayuga Heights, and ftat said Resohrtions have not been ahere{ amended or rcrroked and are in fult force and effect-
Resolutions:
WHEREAS: At its regular meeting on June 3,2024,fte Village of Cayuga Heights ZningBoard of Appeals considere.d the
applicdion of [dichael and Pam Shausssr, tre owner of 2lO Comstock Rd- (tax pucel 6.84),to conshust al4'xl6'
addition that would increase the lot covetage to 13.5Yq which is greater thanthe 72Yo coverage allowed by the
Village of CayugaHeights Tnningordinance Section 305-2O.A: Lot Coverage.
WHEBEAS: The Zoning Boand of Appeals conducted a public hearing at its June 3,2024,meeting to seek comments fronr
the public, and
WIIEREAS: The Zoning Board of Appeals deterrnined that this variance request is a Type tr Action under the SEQRA
regulations aI I{YCRR Soction 617-5(c[17) (Gfaming of An ArEa Varianc€ for a Single-Family Reside.nce), therefore no
further SEQRA review is required to be performed, ald no 239-m review is rcquired because the property is not within 5fi)'
of another municipal bormdary, t*rerefore,
BE IT RESOLVED THAT: The Zoning Board of Appeals has made frndings in accordance with NYS Village l.avr T-712-
b(3xb) and Village of C-ayuga Heights Code Section 3O5-I3?{;EX2XbI and the Zoning Berd has &termined fim the benefit
to the applicant if the variurce is granted is greafer trran the detriment to ttre heaht" safe$ and welfare ofthe neigftborhood or
community; and
BE IT RESOLYED THAT: The Zoning Board of fupeals grants the Area Variance requested by Michael & Pant
Strausser (ounrer) of 210 Comstock Road (tax parrcel 6.84), to constnrct substmtially as proposed, a l4'xl6'
addition that would increase the lot coverage to l3-5o/o, which is greder than the l2o/o coveruge allowed by the
Village of Cayuga Heights Znniag Ordinance Section 3O5-2A.A: I-ot Coverage.
