FAX (607) 257-4910 ZONING OFFICER'S REPORT DATE: October 23, 2023 TO: VILLAGE OF CAYUGA HEIGHTS PLANNING BOARD FROM: Brent A. Cross, Zoning Officer RE: 102 N. Sunset Drive REPORT: An application to subdivide the existing lot at the above referenced address, has been received. The proposal to subdivide a vacant parcel B off from the existing house parcel A is considered a minor subdivision according to the Village of Cayuga Heights Zoning Ordinance Section 305- 122.A. The applicant is seeking approval of the subdivision for purposes of selling the property to a future home owner/builder. In addition to the current subdivision application, A Site Plan Review will be required to approve of site specific plans such as the location of the house and any other associated details such as landscaping, drainage, driveway location, etc will be provided at a future date/time. The attached map by Denkenberger, PLS shows how the property was previously divided into 2 lots at the time of the current owner's acquisition, who subsequently consolidated the parcels into one lot, including the existing house/carport. A new subdivision map will be needed to approve and file the subdivision prior to sale. Using the previous subdivision map as a guide, 1 have done a preliminary review of the dimensional aspects of the proposed division line for purposes of determining the following: Parcel A: with existing house/carport: -lot size = 312.5' wide x 650' deep x 215' road frontage (compliant) -yard setback (front) = 25'+/- (maybe less than 25' required, but grandfathered 1951) -side yard setbacks = 34' north & 100' +/- (compliant) -rear yard setback = 300' +/- (compliant) -lot coverage = 1440 sf / 2(43,560) sf = 1.7% (compliant) Parcel B: vacant lot: -lot size = 182'+/-wide x 342' +/-deep x 150' frontage (compliant) -setbacks, lot coverage, etc to be determined at time of SPR. I have also attached various maps available through public portals such as the Tompkins County Planning Department. I am current seeking details about the Unique Natural Area 102 from Tompkins County Planning Department.
