2.Nature and intensity of the use: Gimme! Coffee - Espresso and Dairy Bar
a.Locally owned and operated, nationally recognized coffee roaster and retailer.
Currently operating retail concepts in Ithaca, Trumansburg, Brooklyn,
Manhattan, and at Cornell. Sustainability-focused enterprise.
b.Projected to create 5-10 livable wage jobs.
c.Hours of operation: 7am to 9pm. Peak hours: 8-10am
d.Number of customers daily: 150-250
e.Delivery needs: Paper vendor delivers via short semi. Company has daily milk
and pastry deliveries via Sprinter van. All deliveries come through rear door.

3.Location of site in respect to road access: Exit parking lot to Hanshaw Rd.
4.Provisions for parking: Surrounded by parking lots.
5.Traffic and noise generated by proposed use: Prospective customer is a resident of the
immediate vicinity, or is employed in a nearby business. Gimme has 2 locations
downtown and one at Cornell so we are not expecting to attract regular customers from
those areas. Occupancy limits constrain the number of seated guests who will remain
parked for long. Typical order is filled in under 10 minutes in peak time and under 5
minutes in normal. Typical customer may arrive on bike or on foot in good weather.
6.Impact of proposed use on adjacent land use: Adjacent land is commercial. Gimme will
improve the viability of the commercial zone.
7.Impact of the proposed use on the environment: Single use cups are unfortunately the
modern standard.
8.Impact of proposed use on infrastructure: Water. Increased pedestrian traffic.
9.Any other factors related to the health, safety and general welfare of Village Residents
and consistent with the Village’s current Comprehensive Plan:
a.Granting Special Use permit will improve the ratio of retail to professional
occupants in Cayuga Heights. “Historically, the Community Corners area
provided for a wide variety of retail shopping opportunities, including for many
years a small supermarket. Over the past two decades, however, many of the
former retail shops and the supermarket have closed and much of the space has
been re-occupied by professional offices and services.” p.10.
b.Gimme will increase county tax revenues which funds the village budget. “The
primary source of its operating, or general fund, budget is property taxes at 65%,
and sales taxes at 18%, plus various fees.” p.36.
c.Gimme is a known entity with proven positive neighborhood impacts. “Cayuga
Heights needs to explore ways in which the overall quality of life and economic
viability of the Village can be maintained and improved.” p.46.
d.Gimme will provide a venue for the community to gather. The founder of the
Village envisioned “...a central commercial node to provide neighborhood
services and venues for community gatherings continue to distinguish Cayuga
Heights as a community.” p.48.
e.Gimme will strengthen social infrastructure by improving Community Corners as
the focus of community activity. “It is in the self-interest of Village residents to
maintain and enhance the Village as an economically vibrant and desirable place
to live, including the Community Corners area, its central economic and
governmental node. The Community Corners area is a defining element in the
overall character of the community and a valued asset. In recent decades,
however, it has experienced increased competition from new retail development
beyond the Village and lost many of its everyday retail services. Re-establishment
of these lost services and securing new ones would restore its role as a focus of
community activity and improve the overall quality of life for Village residents.”

f.Gimme will elevate the profile of the Community Corners area. “Prepare a
strategic plan for the revitalization of the retail sector, including a plan to elevate
the profile of the Community Corners area.” p.81.
