The property at 828 Hanshaw Road has been purchased by the owners of Warren RealEstate They are proposing to demolish the existing building and construct a newbuilding that would be used to relocate the Warren Reat Estate business. The buildingat 830 Hanshaw Road would then be leased to a bank/financial business. To create adrive-thru window, the bank will need to construct a new canopy addition on the back ofthe existing building. Since both properties will be owned by thri same entity, thechanges on both lots have been submitted as a single application.
The Village Zoning Ordinance requires: "...any landowner who intends to use land forany purpose or change an existing use.. . in a commercial district... shall submit to thePlanning Board a site plan, a written statement, and other such evidence...,,. Afterdetermination if the application is complete, the Planning Board shall hold a publichearing and then take action on the application.
I have attached " 99py of the proposed site plan and written statement. The applicantwilf be available al the meeting to answer any questions. lf the application is deemed tobe complete, the Planning Board needs to sihedule a public nearing on this matter.
It should be noted that the proposed location of the new building on the g2g HanshawRqd lot will require a variance for the front and side yard setbatks. The ZBA willaddress this issue at the next meeting on 8l1t}l.lf the variance application is denied,the location of the new building will need to be adjusted to be in compliance before thepublic hearing for the Site plan Review.

To Whom it May Concern;
We would like to explain why Warren Development llc also known as Warren Real
Estate has recently purchased the Hair Salon building in the rear of our present building
at 830 Hanshaw Road.
For years we have been disappointed by the manner in which the buiiding has been
maintained and the overall appearance of the grounds and structure itself.
We have been very proud of the appearance and maintenance of our present building and
have kept its appearance in keeping with the character of the Village of Cayuga Heights.
We purchased the Hair Salon in able to control and change the appearance of it and to
bring it up to the standard of the neighborhood which we will all benefit from.
We struggled with marry ideas as to its future and have decided on the plan which is
before you today.
A11 of the proposed plans are needed for this project to become areality for us. Without
one, we cannot go forward with the other as we would not be financiaily able to.
Our Plan is to convert our present facility into a bank branch to house a prominent bank
of our choosing and to maintain total control of its exterior appearance and maintenance.
We are not selling the structure, we are only going to lease it to one bank. I can assure
you that the present appearance will be kept to the highest standard.
We then intend to remove the Hair Salon building completely and build a two story
building which you have in front of you now. This building will house Wanen Real
Estate only in a fashion that will allow us to position ourselves in the real estate
community and to help carry the third generation of the Warren family business in a
fashion we have been known for, for the past 52 years" Our present building is no longer
suitable for a real estate office and the way the business is evolving , we must adapt and
our building just doesn't work anyrnore.
The architectural tone of the new building will be symbolic to the Village and for what
the Village stands for. It will be our commitment to enhance the village center to reflect
what we ail strive to achieve which is character, beauty and ambiance for all to admire
and enjoy"
We hope you all will believe that the new building will appear as, or more beautiful as
o* pt...nt building and blend in with it. We assure you that you will be proud of the
finished product.
