RE: 1 Strawberry Lane
REPORT: I have denied an application for a permit to construct a 170 sf addition at 1 Strawberry
Lane (tax parcel 8-2-11). The new footprint will result in a lot coverage to 13.0%, which
is greater than the 12% allowed by the Village of Cayuga Heights Zoning Ordinance
Section 7: Building Coverage in a Residence District.
It should be noted that the previous owners were granted a variance for the existing
14.8' rear yard setback, as well as a variance (upto 15% lot coverage) for the existing
footprint. A recent calculation indicates that only 12.4% is currently occupied by
existing structures. Therefore, the request for the new addition would increase it to
13.0%, which is much less than the previously granted 15%.
Therefore, a Public Hearing has been scheduled on August 23, 2010 @ 7:15 pm at the
Village Hall, 836 Hanshaw Road to seek comments on the requested variance. The
following properties are located within 200' and will receive this notice by mail:
