Cross, Zoning Officer RE: 216 Dearborn Place REPORT: A zoning permit application to allow an existing single family home to be occupied by up to 10 unrelated persons, which is greater than the maximum of 4 unrelated person allowed by the Village of Cayuga Heights Local Law#6-2010 has been denied. The applicant is seeking an area variance to allow the greater number of occupants. It should be noted that the above referenced property is located within the Village's Multiple.Housing Zoning District (MHD). Although the MHD zoning allows for more than 4 unrelated persons in other types of dwellings, a single family dwelling is regulated by the same zoning as in the Residence Zoning District. Also note, no exterior construction/improvement is proposed/required by the applicant. Therefore, a public hearing has been scheduled for 7:00 pm on November 2, 2015 at the Village Hall, 836 Hanshaw Road, Ithaca, NY to consider an area variance for the non-compliance.
