Request for Area Variance
216 Dearborn Pl.
Reasons that the requested variance should be granted:
The variance should be granted because it will permit us to maintain this architect
designed home in good condition rather than break it up. We will be providing a needed
opportunity to young people who wish to refrain from using alcohol and other drugs
while attending college.
1) This area variance will not have a negative effect on the character of the
neighborhood. 216 Dearborn abuts rental properties and Cornell related Co-ops
and theme houses. A significant majority of houses in the neighborhood have like
uses. The neighborhood is zoned for multi-unit housing.
2) We cannot achieve the desired benefit via another method. Our goal is to have
like-minded students share common space and activities while living in the same
house. Although 216 is zoned for multi-unit, breaking up 216 into apartments will
prohibit this sharing of common space.
3) This area variance is not substantial. The current owner has always rented out to
students. The house has all the rooms required to have 10 single bedrooms,
without adding any walls or subdividing to make this work. It's a big house.
4) This area variance will have no negative impact on the physical or environmental
conditions of the neighborhood. The property already has parking for at least 5
cars, so no more will need to be created. We are not planning to build anything
onto the house. We will be upgrading bathrooms, insulation, windows and wiring.
So it will actually be better for the environment.
5) We are not asking for this variance to cure a self-created difficulty. Our proposed
use of 216 is not the one that provides us, as the owners of the property, with the
highest potential rents. Dividing this into multi-unit apartments would provide the
highest use. And we are already zoned for multi-units and would not need a
variance to accomplish that. We are simply trying to provide a home for young
people who need a sober environment in order to thrive.
