RE: 811 Triphammer Road, Tax Parcel 11-2-20
REPORT: A zoning permit application for a pool fence (required by NYS Building Code) at the
above referenced address has been denied. The fence 5' high (allowed) but is located
around the perimeter of the property. The fence is approximately 12' from the front
property line on the Sheldon Road side and approximately 15' from the front property
line on the Triphammer Road side, also the fence is approximately 5' from the southern
property line and approximately 3' from the eastern property line, all of which are less
than the 25' (front) and 15' (side/rear) setbacks as required by Section 6 of the Village
of Cayuga Heights Zoning Ordinance.
Therefore, a public hearing has been scheduled for 7:00 pm on September 14, 2010 at
the Fire Station located at 194 Pleasant Grove Road, to consider an area variance(s)
for the non-compliance(s).
It should be noted that there is also a permanent pool house (for equipment/storage)
that was previously granted a variance for a 16' front yard setback on the Triphammer
Road side.
