REPORT OF W.P. ZONING OFFICER
January 1974
The Zoning Board of Appeals met on January 14, 1974 to hear the request
for a variance from Dr. H. J. Peter Patrick to allow him to operate his dentist
office in the building located on southeast corner of Hanshaw Road and Pleasant
Grove Road. The Board has delayed their decision pending further consultation
with the Village Attorney on the point that Dr. Patrick is requesting a
temporary use of the property for this purpose.
A request was received from Ned Boice on an interpretation of the Village
Zoning Ordinances. He wished to know whether a repair garage to do automotive
repair work as is presently done at his Exxon Station could be built and operated
without the operation of a gas station in conjunction with the automotive repair
work. The Zoning Ordinance for the commercial district allows a retail gas
station including facilities for minor repairs but only on special approval of
the Board of Trustees. It was the determination of the Zoning Officer that a
shop for minor automotive repairs was not listed separately, therefore was not
permitted under the Zoning Ordinance if it were not operated in conjunction
with a gasoline retail station. It is the Zoning Officer's opinion that a
variance to the ordinance would have to be secured and that also the Board of
Trustees would have to approve an automotive minor repair shop in the commercial
district before such a business would be permittdd in the commercial district.
A new resident in the Village at 118 Oak Hill Road constructed a small shed
within the 25' front yard setback. Ile was notified of the infraction of the
zoning regulations by the Zoning Officer and has subsequently moved the shed
back on his property off the front and side yard setback areas.
During the month of December one zoning permit was issued for signs.
There were no zoning permits issued for construction.
