REPORT OF THE ZONING OFFICER
JANUARY 1973
During the past month no zoning permits were issued.
A plot plan of the property at 110 North Triphammer Road was received
from Dr. Kenneth H. Felch. The plan proposes a building and parking
facilities for a medical group practice up to three doctors. This
piece of property lies in the residential zone and therefore a
doctor's office is permitted only if it is part of his residence.
Therefore Dr. Felch's request to the zoning officer must be denied
and the matter referred to the Zoning Board of Appeals.
Requests have been received from representatives of Ernest A Kubler
who owns the house and property at 380 The Parkway to divide the
property into two building lots. The average width of lot require-
ment of 125 feet could not be met if the present lot is divided into
two lots. There is a Village owned unopened lane of 25 feet in
width running the depth of the lot to the south. There was some
interest expressed by the representatives in purchasing this Village
owned property to the south if it were for sale. The Zoning Officer's
opinion was that a zoning permit could not be issued for the division
of the property and that a detailed plot plan would have to be
submitted and denied by the Zoning Officer before the matter could
be brought to the attention of the Zoning Board of Appeals.
