VILLAGE OF CAYUGA HEIGHTS
REPORT OF THE ZONING OFFICER
FOR FEBRUARY 10, 1969
1. Zoning Board of Appeals granted permission to Mr. John D. MacLean on his
request to raise the grade on the property next to the house he is constructing
on Iroquois Road so that the height restriction of the Zoning Ordinance would
be satisfied.
2. The Zoning Board of Appeals meets this month to hear a request for an extension
of time to comply with the Ordinance restricting the dwelling occupancy in the
residence district.
3. The new Chairman of the Board of the Zoning Board of Appeals, J. C. Gebhard,
has asked for an explanation and clarification of the Zoning Ordinance,
Section 2 and Section 3. Specifically, he wishes to know how many roomers,
boarders or occupants are allowed in a dwelling in the Multiple Housing
District. At present dwellings for three or more families are allowed. It
has been my interpretation of this Ordinance that one unrelated person
constitutes a family and therefore a dwelling for three or more families
would mean that there is no restriction on the number of roomers, occupants
or boarders. Is this the intent of the Board? Possibly legal advice is
• necessary here for clarification and needed changes in the Ordinance.
4. Mrs. Werder's property was inspected by the Village Fire Inspector,
Mr. Dick Vorhis, on Thursday, January 30. There were six kitchens found
in the building, six full bathe, there is one other area that has cooking
facilities, although not a complete kitchen, and a half bath. It would
seem to me that there is clear indication here that the house is not used
as a boarding house but as an apartment house.
