RE: Mecenas Vacant Land Adjacent to Community Corners (approved for 8 residential lots)
Dear Mayor & Village Board Members:
As you know, Mark Mecenas owns vacant land adjacent to the Community Corners. That land
was specifically noted as land that could be annexed into the Community Corners commercial zone. Mr.
Mecenas has been patiently waiting to see whether his land will be annexed(zoning changed) or whether
he should commence construction of residential duplex units for sale/rent under the current zoning.
Since my last correspondence to the Board, it would appear that a committee has been created to
address all possible changes to the zoning laws. It is my understanding, however, that this committee has
not been charged with determining whether to expand the Community Corners to include the Mecenas
vacant land.
Therefore, we are requesting that the Village Board immediately take up and address the question
of whether Mr. Mecenas' land will be annexed and become a part of the Community Corners commercial
zoning. Regardless of whether the Board decides to substantially change the existing zoning, Mr.
Mecenas needs to know whether his land will become part of the larger Community Corners commercial
zone. Although Mr. Mecenas has been patiently waiting, it is not reasonable for him to wait in limbo any
longer.
Therefore, Mr. Mecenas respectfully requests that the Board address the above noted question as
soon as possible. Given the length of time Mr. Mecenas has been waiting, if the Board determines that it
will not address this question in the next few months, Mr. Mecenas will need to take advantage of the
remainder of the current selling year and seek to immediately start building, selling and/or renting
residential properties.
