Narrative Description of Property
The ornate Italianate residence at 1822 Trumansburg Road/Route 96 is located on
the southwest side of the roadway. The residence is set back far from the road on an
estate with approximately 18 acres. The property has a considerable number of mature
trees, screening most of the home from the street. The acreage is reputed to contain a
great number of unusual tree specimens, dating from the day when the property was used
as a nursery.
The two -and -a -half story main block is an elaborate example of the Italianate
style and is the most lavish property constructed in the hamlet. The square massing has
identical centered gables on each fagade. A square cupola that is nearly an exact
miniature copy in proportions and fenestration to the main block is centered on the low-
pitched roof. The overhanging eaves are articulated by two sizes of decorative brackets.
The main entrance of the property is on the southeastern fagade under a covered
roof. The main (northeastern) fagade has a centered one-story cast iron side porch with a
walk -out balcony accessible via the second floor. The windows on both the first and
second stories of the northeast and southeast facades appear to have double -hung wood
sash with 2/2 lights. Their crowns are rectangular. A small window is centered under the
gable on the northeast facade.
A two-story addition with flat roof is attached to the rear (southwest) fagade of the
main block. The one -over -one windows and simplified trim suggest it was constructed in
either the late 19th century or early 20th century. A wide brick chimney extends above the
roofline on the southeast fagade.
Several outbuildings are reputed to be located on the property, but are not visible
from the road.

Narrative Description of Significance
The residence at 1822 Trumansburg Road/Route 96 was constructed in 1869 by
James Monroe Mattison. Mattison started the Jacksonville Nursery in 1845 on the
property, in the midst of an agricultural revolution nationally. Its establishment also
coincided with the development of regional orchards. Mattison's advertisements
proclaimed that the area had excellent transportation systems, allowing nursery stock to
be delivered promptly. After his death, son consolidated Jacksonville Nursery with his
own nursery in Englewood, N.J.
From 1922 to 1947, the property was owned by Gail Stover and his son A.B.
Stover. In 1947, they sold it to Mr. and Mrs. H. Steward Goldsmith. Mrs. Goldsmith
ran a nursing home, the Goldsmith Nursing Home, out of the residence for about fifteen
years before constructing a modern facility on Trumansburg Road south of Jacksonville
(Bicentennial, 38.)
Carol Keyser (possibly not the owner or her name at the time) lived in the house
from 1969 to 1976. She reports that her mother-in-law, Barbara Cady, nicknamed it "The
Trees."
