Chair Karl Klankowski called the meeting to order at 7:00 PM at Town Hall.
Approval of Agenda
Motion: Klein motioned to approve the agenda; Gragg seconded.

Approval of Past Minutes
Some details were added.
Motion: Klein motioned to approve the July 1 meeting minutes as amended; McDonald seconded.

Privilege of the Floor
No members of the public addressed the Board during privilege of the floor.

Old Business Items
MNSUB2506-01: Schaffner Littlefield 2 Lot Land Division, Sketch Plat Review
4296 Krums Corners Road, Parcel Number 7.-2-18.2
The applicant and property owner, Spencer Schaffer and Melissa Littlefield, applied for a minor
subdivision for the subject site to subdivide the existing 48.91 acre lot into two lots, ‘Parcel A’
approximately 27.33 acres and ‘Parcel B’ approximately 21.52 acres. The Board previously reviewed the
application on July 1.
Schaffner confirmed nothing has changed.
Motion: Gragg motioned to open the public hearing; Klein seconded.
Vote: Chair Klankowski, aye; Liddle, aye; McDonald, aye; Gragg, aye, Klein, aye.
Motion Carried.
Liddle asked how the portion of proposed Parcel A east of the stream would be accessed. Schaffner and

Littlefield described the current use of this area which alleviated concerns.
Motion: Klein motioned to close the public hearing; Gragg seconded.

Motion: Chair Klankowski motioned to move Planning Board Resolution No. 2025-010: Resolution of
SEQR Determination for the Schaffner Littlefield 2 Lot Land Division Located at 4296 Krums Corners
Road, Town of Ulysses, Tax Parcel 27.-2-18.2; Klein seconded.
Vote: Klein, aye; Chair Klankowski, aye; Liddle, aye; Gragg, aye; McDonald, aye.

MNSUB2503-01: Maguire Minor Subdivision SEQR Determination
319 Pennsylvania Ave, Parcel Number 12.-2-9.4
The applicant and property owner, Paula Maguire, applied for a minor subdivision for the subject site to
subdivide the existing 3.12 acre lot into two lots, Parcel ‘1’ approximately 1.22 acres and Parcel ‘2’
approximately 1.9 acres.
Motion: Liddle motioned to approve Planning Board Resolution No. 2025-012: Resolution of SEQR
Determination for the Paula Maguire Properties 319 Penn, LLC 2 Lot Land Division Located at 319
Pennsylvania Avenue, Town of Ulysses, Tax Parcel 12.-2-9.4; Klein seconded.
Vote: Klein, aye; Chair Klankowski, aye; Liddle, aye; Gragg, aye; McDonald, aye.
Motion Carried.
The variance associated with the subdivision is expected to be discussed at the August BZA meeting.
Board Member Reports
Chair Klankowski noted 3 comp plan chapters should be released by this Friday and asked board
members to review them for discussion in August.
Tygesen stated the 99 Maplewood Rd renovation is being redesigned so that a variance will no longer be
needed. The Planning Board review will continue after updated plans have been provided.
