Chair Karl Klankowski called the meeting to order at 6:59 PM at Town Hall.
Approval of Agenda

Approval of Past Minutes

No members of the public addressed the Board pertaining to items not on the agenda.

Old Business Items
MNSUB2310-04: Bennett 2 Lot Land Division,Sketch Plat Review
4450 Ploss Lane, Parcel Number 12.-3-12.2
The applicant, Charles Guttman, on behalf of the property owners, Marcie Bennett-Gray and Thomas
Bennett Jr., applied for a minor subdivision for the subject site to subdivide the existing 1.56 acre lot into
two lots.The R zone requires a minimum lot area of 32,000 square feet for lots with public water, 200
feet of lot depth, and 160 feet of lot width at the front lot line per the Code of the Town of Ulysses (CTU)
212-40.
No comments were received from the public.

Subdivision Approval of the Bennett 2 Lot Land Division Located at 4450 Floss Lane,Town of Ulysses,Tax
Parcel 12.-3-12.2; Liddle seconded.

Motion Carried.
Tygesen noted the BZA will meet October 23 to discuss the needed variances.
Potential Zoning Code Amendment: Phase 1 discussion on 212-22 &212-124, USGS Streams vs
Mapping Tompkins Data
Board members discussed issues with clarity when identifying protected streams and their associated
setbacks, since USGS maps are not as detailed as maps created by Tompkins County.
Board members agreed that more information is needed about how the County Maps were created.
Tygesen suggested getting further insight about mapping streams and associated laws and regulations
from someone with water law experience.
Liddle noted that another topic to be discussed is what happens when someone redirects their water
and it goes into someone else's property.
