BOARD OF ZONING APPEALS

PRESENT : BZA Members Carl Mann, Andy Glasner, Gerald Van Orden;
Zoning Typist Robin Carlisle Peck, Deputy Supervisor Dick Coogan,
UNEXCUSED : Joel Warren, Chairman George Tselekis

Mr. Mann informed all in attendance the meeting would proceed at 7 : 40 pm in the event
Mr. Tselekis was running late .
Mr. Mann introduced himself and stated he would be Acting Chairperson for the evening;
he called the meeting and a duly advertised public hearing to order at 7 : 40 pm. They have
convened to hear an area variance requested by James Seamon for the property located at
3170 Taughannock Park Road for the purpose of building a residence. Mr. Maim
requested Mr. Seamon tell what his plans for the property are.
Mr. Seamon stated he would like to build a 2500 square foot home in the middle of the
lot, it would be behind the utility line with a storage building up to the back corner of the
lot. This would be a small pole barn for storing a tractor and equipment. He wants to
build a stone home that would be very lovely and that is about it.
Mr. Maim asked if the audience had any comments .
Mr. Manchiki asked Mr. Seamon where the property would be located on the lot.
Mr. Seamon replied it would be on the lower section, it would be in front of the studio
with a walkout basement. There would be a driveway between the studio and the house.
Mr. Glasner asked if the audience had any concerns .
Mr. Manchiki replied he did not.
Mr. Mann noted there were no letters written or sent to the Board regarding this project.
He asked if the Board members had any questions or concerns .
Mr. Van Orden asked how long Mr. Seamon had owned the property.
Mr. Seamon stated he has owned it for 3 years and he has a shop on the property. He is a
carpenter and resides on Cayuga Street, he does not have room for his equipment where
he currently resides. This would allow him to maintain his shop and his residence in one
central location.
Mr. Glasner MOVED, Mr. Van Orden SECONDED a motion,
WHEREAS, there will no undesirable change to the character of the neighborhood
and no detriment to nearby properties resulting from the requested variance with the
reduced amount of frontage
WHEREAS, the benefits sought by the applicant cannot be achieved by a feasible
alternative method other than an area variance,
WHEREAS , the variation is not substantial in comparison to the requirements in that it
meets the previous requirement of 200 foot of frontage.
WHEREAS, the variance requested will not have an adverse impact on the physical or
the environmental conditions of the neighborhood,
WHEREAS, the alleged difficulty was not self created .

THEREFORE BE IT RESOLVED, the Town of Ulysses Board of Zoning Appeals
approves the variance for James Seamon for the property located at 3170 Taughannock
Park Road, Trumansburg, NY 14886 (Tax Parcel 13 . -4- 19) .

Mr. Maim Aye
Mr. Van Orden Aye
The motion was carried unanimously, variance is approved.
Minutes :
Mr. Maim requested the minutes be reviewed from the 03/29/06 ; he asked if there were
any additions or corrections to the minutes .
Mr. Glasner offered a motion to approve the minutes as presented, Mr. VanOrden
seconded.

Mr. Van Orden Aye
Minutes of meeting 03/29/06 approved as presented. Mr. Mann adjourned the
meeting at 7 : 45 pm .
