Item # 1 : Mr.and Mrs . Sterling request a variance of Article II Section VI for the property located at 4267 Swamp College Rd. , Trumansburg, New York 14886 Tax Map # 24- 1 - 1 . 1 . For the purpose of erecting a garage within fifteen ( 15) feet of the side yard. This request was denied by the zoning officer under Article V Section 2, which states that ( no building or structure shall be within fifteen ( 15) feet of the side yard. Mr. Tselekis asked Mr. Sterling to explain to the board his request . Mr. Sterling explained that he wishes to erect a standard size garage (20 ' X 24' ) on his property and that the only other possible site would be over the existing well. Mr. Rachun noted that the driveway is preexisting and that there will be no changes made to it . Mr. Christensen asked if the structure would be over the property line ? Mr. Sterling answered no . , It was duly noted that two letters were received from. neighbors, both in favor of the request . # 1 Ms. Evelyn Soderholm 4250 Swamp College Rd. There were no questions. III 1 . . , - ; �V TOWN OF ULYSSES 80ARD OF ZONING APPEALS November 11 , 1996 The Board discussed the appeal and agreed that the variance would not conflict with any of the following 5 points from Article II Section v6 of the zoning ordinance. 1 .How substantial the variation is in relation to theirequirement. 2 .The effect, if the variance is allowed on the increased population density thus produced on available governmental facilities (fire, water, refuse disposal, and the like) 3. Whether a substantial change will be produced in the character of the neighborhood or a substantial detriment to adjoining properties created. 4 . Whether the difficulty can be obviated by some method feasible for the applicant to pursue , other than a variance. 5 . Whether in view of the manner in which the difficulty arose and considering all of the above factors the interest of justice will be served by allowing the variance. Mr. Hickey moved that the Board grant the variance . Carl Mann seconded the motion. The Board resolved to grant the variance . The Board voted.
