Applicant: Kurt Martin for Spring Trail Farm, LLC
Location: 59 Emmons Road, Tax Parcel No. 23.-1-6.32
Anticipated Board action(s)this month: SEQRA Determination of Negative Declaration;
Preliminary and Final Site Plan Approval
Project Description: The Applicant proposes a Bed and Breakfast and Banquet Hall/Reception
Venue. The property is in the Rural Agricultural (RA) Zoning District. This is an Unlisted action
under the State Environmental Quality Review Act.
B. Project Title: N. Triphammer Office Complex
Applicant: Andrew J. Sciarabba for S.E.E. Associates

Project Description: The Applicant proposes construction of a 12,000 sf single-story mixed-
occupancy building and other site improvements including 48 parking spaces on 3.48 acres on N
Triphammer Rd between Franklyn Drive and Peruville Rd. The property is in the Commercial Mixed
Use (B-2) Zoning District.
C. Project Title: Lake Forest Circle—Major Subdivision
Applicant: Timothy C. Buhl, P.E. for H. Floyd Davis
Location: Lake Forest Dr., Tax Parcels 32.-1-37.440 and 32.-1-37.428
Anticipated Board action(s) this month: Review of Previously Approved Preliminary Subdivision
Plat; Review of Previous SEQRA Findings
Project Description: The Applicant requests a Waiver under Section 12 of the Subdivision Rules
and Regulations Local Law 3 of 2016 from the Section 7(J)requirement that submission of a Final
Plat be made within 180 days of the date of approval of the Preliminary Plat, which was approved
with conditions by the Planning Board via Resolution 28 of 2015 on December 14, 2015. A Negative
Declaration of Environmental Significance was issued by the Planning Board via Resolution 27 of
2015 on December 14, 2015. The property is in the Lakeshore (L1) Zoning District.
